Responsibilities:Collaborate closely with investments to convert acquisition Argus Enterprise models to asset management models, including syncing the chart of accountsUpdate and maintain Argus valuation models including:
All leasing changes, including multiple updates to capture the correct commencementReimbursement structuresMarket leasing assumptionsSpeculative leasing updatesCapital timingCapital amortization
Prepare periodic and ad hoc financial analyses and models for real estate transactions and holdingsTrain team members and audit their Argus inputsRun alternate scenario sensitivitiesCreate portfolio disposition models/sensitivities and maintain throughout disposition processLiaise with IT and Yardi to ensure proper integration of Yardi historical data into Argus EnterprisePerfect Argus Enterprise reimbursement structures so they can be used for CAM reconciliation accruals on a quarterly basis.Collaborate with Leasing Team to ensure they are versed in up-to-date pro forma and budget assumptionsUndertake detailed property-level analyses of prospective leasing deals, tenants/in-place leases, capital projects, operating and financial statements, market and competitive position, real estate taxes, insurance and other relevant informationInteract with clients, potential clients, and senior management in the execution of commercial real estate investment transactions with the highest degree of integrity and professionalismIdentify, communicate, and present opinions on real estate projects such as direct costs, hidden costs, possible investment returns, alternative uses, and potential real estate opportunities as appropriateExamine and analyze property operating statements, budgets, and operating expense reconciliations; evaluate data and reporting to ensure accuracy and completenessAssist in quarterly fair market value exercisesAssist with preparation and review of property-level business plans and budgetsAssist with implementation of business plan initiatives; analyze performance relative to business plan targetsCreate strategic planning models and forecasting on current or potential real estate endeavorsComplete additional projects as assignedQualifications:
The ideal candidate must possess the following qualifications:
BS Degree in Finance, Accounting, Real Estate, Economics or equivalent Business-related field from four-year college/university or equivalent experience/education1 - 2 years of internship or direct experience with Argus Enterprise in real estate, investment sales or capital marketsHighly proficient in Microsoft ExcelAbility to create and manipulate financial models in Excel and ArgusWorking knowledge of and experience with Yardi accounting software preferredAbility to handle multiple tasks, manage time effectively, establish workflow priorities and work independentlyExcellent communication (oral and written), organizational, financial, and analytical (including DCF analysis) skillsStrong qualitative and quantitative skillsPrior employment history that demonstrates the ability to work in a fast-paced, high-intensity environment while managing multiple tasks and priorities, producing accurate results in a highly organized manner
