Groundskeeper/Porter/Housekeeper

The Groundskeeper/Porter/Housekeeper is responsible for the upkeep and maintenance associated with their designated apartment community. This individual is focused on the upkeep, cleanliness, and maintenance of their assigned community and all amenities its houses, ensuring residents therein are satisfied with their apartment home and its condition. Additionally, the position requires representation of FAM Residential Inc. through the delivery of exceptional customer service for our residents and potential future residents while overseeing the day-to-day operations of the community, apartment homes, resident interactions and curb appeal standards. COMPETENCIES: Maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Assists in unit turn procedures as assigned by the Service Supervisor When needed, completes assigned work orders in accordance with their skill set and capabilities generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Must be able to work any shift Sunday-Saturday to support the company's business needs. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, if requested and returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. REQUIREMENTS: Must be able to work any shift Sunday-Saturday to support the company's business needs. Must be able to communicate in basic English speaking form Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
