Job TitleSenior Director - Space and Occupancy PlanningJob Description SummaryThe role of the Sr. Director, SPO is to be responsible for all aspects of Space Management, Planning and Occupancy of a dedicated account team or within the Center of Excellence.The Sr. SPO Director leads a team of professionals responsible for translating business requirements into effective solutions aligned with the client workplace model and real estate strategy in the areas of space, occupancy planning, design, moves, FF&E and data management. This position is responsible for all space across the client’s portfolio.Job DescriptionPrinciple ResponsibilitiesProven experience as an SPO Director or equivalentOversees a larger portfolio or global portfolio comprised of multiple regionsOR is the primary SME or lead of a function within SPO provided leadership and platform support by possessing best practices, excellence in process, acumen for talent development and operational implementation.Develop a robust SPO delivery organization that can adapt in a fast-paced, dynamic environmentEnsure all SPO deliverables are met including SLA and KPI requirements where applicable.Direct the overall planning and development of new spatial activities and the activities of current projects and programsWork closely with peers on the account leadership team, other service lines and client representatives about proper staffing, future projects, and maintaining proper client relationshipsEnsure compliance with core program standards - all C&W tools, processes, templates and outputs standardized and customized to the clientDemonstrate proactive solutioning through root cause analysis, solution development, evaluation of options and alternatives and recommendation of the best course of action for projects, processes and overall program operationsMakes recommendations to enhance operational efficiency & service delivery. Ability to direct development of program tools and deliverables which accomplish recommended solutions.Oversees the creation and maintenance of playbooks, templates and toolsEstablish goals and objectives with timetables for the organizational unit and sub-units supervisedRequirementsBachelor’s degree (BA/BS) in a related discipline or field of study (i.e. Architecture, Interior Design, Corporate Real Estate & Facilities Management Planning/Coordination, Facilities, Project or Construction Management, etc.)Ten+ years experience in a corporate real estate environment.Proven experience as an SPO Director or equivalent roleExperience in global or multiple region application of SPO services.Experience in development of best practices, innovations, and playbooks which support the SPO platformHighly skilled in training, transitions, development of new programmatic methods, complex client change management or complex delivery of services.Must possess strong working knowledge of all GOS service areas to support an Enterprise level accountShow strong verbal presentation skills, ability to communicate to executive levelPossess analytical, organizational and problem-solving skills with a focus on the long term, strategic vision.Ability to process work quickly, accurately and with changing prioritiesBasic understanding of Corporate Real Estate and Financial conceptsStrong team player who is adaptable and capable of driving change / change managementAdvanced skills in Adobe and Microsoft application suites in support of role function and broader Occupancy Planning as well as building presentations to present to executive levelAdvanced understanding of CAFM/IWMS (Serraview preferred) for Space ManagementCushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work.
