HVAC Preconstruction Lead

The HVAC Preconstruction Lead is responsible for business development, locate, and obtain bid opportunities. Develops accurate, competitive, and profitable bid proposals for a variety of complex and large projects. Calculates the cost based on review and evaluation of available documents, develop strong relationships with clients, vendors and subcontractors. Set goals and manage team to meet bid delivery milestones. Ensure that the company's best interests are represented as well as regional workforce stability, profitability, and cost control.

RESPONSIBILITIES

Review bid opportunities to determine competitive advantages.

Find and select jobs to bid utilizing Go-No/Go process. Evaluate bid opportunities to determine profitability for the company. Review bid documents and communicate consistently with clients to define scope of work. Prepare bid documents including specific scope letter for each project.

Oversee and manage HVAC bids and corresponding estimating efforts.

Attends estimating/sales meetings, project meetings, meets with customers/clients to discuss bid status, present proposals, negotiate bids, and present/solve problem issues. Perform job walk evaluations to observe field condition impact on prospective bid, and/or review pre-construction designs and build services. Meets with general contractors and site personnel, as needed.

Prepare bid documents, "Blue Sheets" and "Evaluations" estimate recapitulations with adjustment for buy-outs, labor rates, productivity, etc. Prepares project specific bid proposals ei scope narratives and other requested information such as qualifications and exclusions. Provides "Value Engineering" cost savings suggestions and alternatives. Prepares budget pricing. Ensures Company policies and guidelines are followed.

Manages preconstruction activities during the design phase on design-build & design-assist projects.

Reviews and evaluates bids prepared by others.

Reviews and evaluates project plans and specifications, bid documents, and other relevant project documents to identify what is needed for a project and to create a bid proposal.

Analyzes project for value engineering options while considering specific job conditions that may affect labor and material to be purchased and installed.

Identifies any inconsistent issues, conflicts, and other problems in the bid documents. Prepares "RFI" questions to resolve conflicts and problems and ensures RFI responses, or lack thereof, are contemplated in the final proposal accordingly.

Requests material and equipment quotes from vendors and equipment suppliers. Reviews the quotes to confirm adherence to quote request and accuracy. Develops and maintains a positive relationship with vendors. Stays current with new products, means, and methods.

Collaborates with the engineering and design dept for projects including building and pre-construction services.

Attend various industry related networking events, client activities, charitable functions, etc. which may take place at varying times of the day and/or days of the week.

Prepares project teams and market collateral (e.g. PowerPoint presentations, printer collateral, etc.) for project interviews and leads presentations in the project interview process.

Maintains pricing and ensures labor units are up to date.

Facilitates turnover meetings to operations team upon award of a project.

Manages design process for design/build and design assist projects.

Develops relationships with industry professionals to assist in our regional exposure and sales effort.

Works closely with operations team to assist in the smooth transition of information from preconstruction to construction activities.

Follows up with clients to ensure commitments are being met.

Completes prequalification packages.

Assembles technical proposal, including but not limited to narratives, project experience, resumes, project approaches, etc.

Assists project team in the preparation and participates in project interviews.

Active role in Industry related events and organizations to help further the company's relationship with industry partners

Keeps Company management, project management, clients, general contractors, and all others involved in projects current on bid progress.

Maintains personal relationships with peers and key decision makers at clients, architectural and engineering firms and trade partners to support the successful outcome of pursuits.

Manages some aspects of design during design build/design assist process.

Manages budget updates during design build/design assist process.

Controls cost during design process on design build/design assist process.

Work with Division Leader to establish set goals.

Plans and executes marketing of clients and engineers.

This role may require some traveling, depending on the needs within the region.

SKILLS, KNOWLEDGE, QUALIFICATIONS AND EXPERIENCE

BA/BS Degree in construction management or in related field; 5 to 10 years of experience as Mechanical/ Plumbing Estimator or similar area.

Ability to use computer and other computer related equipment and appropriate software such as Adobe Acrobat, REVU, Navis Works, SketchUp, MS Office 365, Office Bluebeam, and AutoBid to access and input information. Uses counting devices, measure devices (architectural and engineering scales).

Has the ability to understand legal requirements, including reviewing contracts, pre-qualifications packages, labor laws, prevailing wage compliance, small business or minority owned business conditions.

Maintains knowledge of the latest trends and software for the industry.

Understanding of plumbing and mechanical piping materials, equipment, installation methods, codes, engineering practices, design drawings and specifications of construction trades such as architectural, structural, mechanical, plumbing, etc. Familiar with construction terms and symbols. Knowledge of construction trends and opportunities. Knowledge of local clients, vendors, distributors, general contractors, engineers, architects a plus.

Ability to perform conceptual estimates based on narrative information.

Strong communication skills, including the ability to effectively present information and respond to questions verbally and/or in writing from management, employees, clients, contractors, and others. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals.

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to compute rates, ratios, and percentages and to create and interpret graphs. An understanding of basic accounting principles.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
