The Role
The Senior Project Manager is responsible for the day-to-day management, coordination, and control of several projects and/or contracts. The Senior Project Manager must serve as the primary leader of the construction program, liaising between team members and clients, on all matters. The value of projects will vary based on contract type and overall complexity but in general the position will oversee projects ranging from $2,000 to $500,000 each or $1,500,000 annually. This role may have direct reports.
This position will also serve as the Senior Site Representative (SSR), being responsible for management of the area of responsibility and serve as the company representative, to include signature authority as applicable.
Qualifications:
7+ years’ experience in the construction industry with a commercial or industrial general contractor
Extensive experience managing and coordinating multiple projects as well as managing personnel, subcontractors, and vendors
Very experienced in producing detailed fixed price estimates; has the ability to use RS Means or other published unit price books to produce detailed line-item estimates
Extensive knowledge of construction means and methods
Possess effective negotiating skills
Must demonstrate a strong ability to:
Adapt and be flexible to frequent changes in a fast-paced work environment
Demonstrate integrity consistent with Centennial’s core values
Collaborate and work effectively in a team environment with people of various backgrounds and styles
Strong verbal and written communication skills, to include clear, concise, and professional presentation of information

Mentor and train team members
Bachelor’s degree in Construction Management, Engineering, or related field highly desired
Responsibilities:
Project Management:
Plans, coordinates and manages all facets necessary to complete projects within budget, on time, and deliver quality work; Manages the projects in accordance with contract requirements and Centennial systems and procedures; Responds in a timely manner to all contract agreements, instructions, and inquiries from authorized government personnel; Enforces Quality Control Plan and implements Site Safety; Attends pre-construction, progress and other project meetings; and provide minutes; Attends pre-issuance site visits to determine existing conditions and client needs; Manages the development of detailed project scope of work to include AutoCad drawings, renderings, preliminary approximations of types of materials to be used and basic quantity counts; Reviews the proposal scope of work, specifications, and drawings to ensure they clearly define the project requirements and client expectations; Manages the development of project work packages for each definable feature of work and solicitation of detailed proposal information from at least proposals for each work package; Reviews and approves proposal package for submission to client and attend negotiations to support the proposal as submitted; Manages project close-out; to include obtaining required documentation, assisting in pre-final inspections and As-Built drawings.
Estimating:
Performs independent review of estimates based on technical specifications, scope of work and drawings or sketches; to include detailed quantity take-offs for each job order and enter line items into on-site computer containing the Unit Price Book software; Confirms all necessary line items are included in the estimate and any unnecessary items are excluded.
Subcontractor Management:
Manages the coordination of subcontractor buyout; to include arranging and attending site visits with subcontractors, tracking subcontractor proposals and entering required data in project management software; Reviews project cost requirements to ensure compliance with project requirements and Centennial procedures; Manages negotiations with subcontractors; Reviews and approves detailed subcontractor agreements; Manages submittal process.
Scheduling:
Establishes and maintains project start, progress, and completion schedules; Manages the project(s) utilizing the schedule, RFI and submittal logs, cost information and status meetings to ensure a timely and profitable completion.
Business Development:
Contacts new and existing customers to discuss their needs and if applicable, understanding the full potential of frame work agreements in place to serve their market in order to propose solutions, identify improvements, enhance customer service and retention, and grow business; Assists proposal and business development departments on requests for information and proposal reviews as needed.
Safety:
Ensures compliance with Centennial’s Health, Safety, Environment and Quality (HSEQ) guidelines and procedures along with all local requirements (OSHA, USACE EM385.1.1, etc.).
Senior Site Representative (SSR) specific duties:
Personnel Management:
Manages overhead and general conditions costs for the area of responsibility, to include staffing levels and requirements; Manages all aspects of personnel management, such as performance evaluations, performance development plans, recruiting and hiring, and promoting company policies, to include diversity and inclusion initiatives.
Financial Management:
Responsible for technical, financial and quality performance to ensure timeliness and quality delivery of work; Prepares both yearly budgets and monthly revenue forecasts, to include detailed cost reporting for the area of responsibility; Manages monthly revenue and margins; Ensures that financial requirements are attained for each project; Generates, reviews, and approves monthly project cost reports to manage project cash flow and over/under billings.
Responsible for driving between project sites that are often miles apart or miles from the assigned office location.
Occasional travel may be required.
