About the Role:
As a Senior Project Manager in the Construction industry, you will be responsible for overseeing and managing all aspects of construction projects from start to finish. You will be expected to ensure that projects are completed on time, within budget, and to the highest quality standards. Your ability to lead and motivate a team of professionals will be crucial to your success in this role. You will also be responsible for communicating with clients, stakeholders, and other team members to ensure that everyone is on the same page and that projects are progressing as planned.
Senior Project Manager Responsibilities:
The following activities and/or duties are required as a minimum to perform the job of Senior Project Manager for Buffalo Builders, LLC. This list is not intended to be all-encompassing, is intended as a guide, and may be modified for specific job requirements:Responsible for a full review of project features, performing estimates, and bidding out new projects.Prepare preliminary paperwork i.e., submittals, introductory letters, subcontractorapprovals, cost breakdowns of work items, etc.Develop and maintain submittal logs and RFI logs, meeting minutes, and other project documentation required.Perform quantity surveys.Initiate project startup and closeout within RedTeam Software.Overall responsibility for publishing all project documents and information into RedTeam Software for all parties.This includes and is not limited to any and all project drawings, specifications, reports, and revisions thereto.Responsible for the development, maintenance, and implementation of the project schedule with the Superintendents.Coordinate and direct all project activities with the Superintendents to ensure all milestones are met.Responsible for all cost management for the project assigned to appropriate parties.Responsible for creating the detailed project budget based upon estimates and owner contracts.Publish project budget to RedTeam Software and distribute to project superintendent and accounting department.Prepare, issue, and seek subcontractor acceptance of subcontract agreements and purchase orders.Prepare Scopes of work with subcontractors and negotiate final subcontract amount.Ensure that executed contracts and/or purchase orders are uploaded in the subcontract module of RedTeam.Required to assure all subcontractors and vendors are uploaded with full proper documentation including supporting invoices, progress applications, certificates of insurance, etc.Required to receive, review, and otherwise process via RedTeam all subcontractor and vendor change order requests.Required to process changes received from the Owner and Architect/Engineer including contacting the subcontractor for pricing, reviewing subcontractor quotations to ensure that they are accurate and reasonable, and presenting them to the Owner and Architect/ Engineer with confidence that the pricing is in accordance with the changes.Must track and disseminate required lien waivers and other supporting documents.Responsible for weekly reviews of coding, approvals, and routes of subcontractor and vendor material invoices followed by submission to the accounting department and a weekly executive meeting.Responsible for all final closeout documents and that the punch is completed.Maintain contact with the Project Owner and Architect/Engineer throughout project duration this includes any reports and meetings that are required.
Qualifications:
Preferred B.S. degree in Engineering or Construction Management, Project Management, Civil Engineering, Architecture, or related field.Must have a minimum of 10+ years of experience in the construction industry preferably with field experience.Must have strong organizational and project management skills.Must have industry knowledge and the ability to read blueprints.Must have a high level of executive composure.Preferred have 5+ years of experience working with key owners, architects, and engineers.Preferred have 5+ years of experience with construction software.Must be highly detail-oriented with strong communication skills.What We Offer:
