Primary Responsibilities for Director of Preconstruction:
- Oversee and review project plans, requirements and specifications
- Demonstrated ability to coordinate and develop a large multi disciplinary estimate
- Determine labor and equipment costs
- Prepare accurate quantity takeoffs and materials pricing
- Understand project logistics and project schedule
- Understand all bid documents and assess project risks
- Review quotes and estimates with the project team
- Prepare estimates and different levels of completion ( conceptual, schematic, DD, CD, etc.)
- Orchestrate pre-construction duties and meeting with owners, clients and engineers
- Serve as company interface between owner & architect
- Responsible for developing leadership, motivation, and communication with owners, subs and project team
Qualifications of Director of Preconstruction:
- Bachelor’s degree in construction management, Architecture or Engineering, or combination of education and relevant experience
- Experience bidding on large multi-million dollar projects exceeding $25Million dollars
- Advanced computer skills with estimating software: Microsoft Office Suite, estimating & take-off software (CostX or similar), BIM tools (Revit, Assemble, etc.), and scheduling software (Primavera or similar)
- Effective presentation skills
- Advanced Computer skills with MS Office
- Extensive knowledge of construction costs and engineering principles
- Understand all aspects of horizontal and infrastructure projects
