We are Steamboat Association Management, a locally owned, well established large-scale HOA management company. We take care of the properties where Steamboat lives! We oversee a portfolio of diverse types and sizes of multi-dwelling associations throughout the valley.
The Association Manager will personally take charge of and manage a portfolio of local communities. You will work with and report directly to the Vice President of Steamboat Association. Our company runs full-service maintenance & accounting departments to support HOA management needs. This is a very interactive and challenging position for the right individual and requires strong interpersonal skills. Demonstrated success in managing work flows to meet project and reporting deadlines required.

Summary: Manages commercial, resort, and/or residential homeowner association properties (HOA’s) for clients by performing the following duties personally or through coordination with internal departments and/or external vendor partners.
Essential Duties and Responsibilities
Manage HOA financial records which includes, preparation of budgets, validates postings against budgetary line items, and quarterly financial statement preparation for presentation to the boards.
Review and coding of all HOA related invoices to the correct general ledger accounts for appropriate posting.
Act as Owner Liaison for rental units if applicable.
Review of property work orders bi-monthly for accuracy and variances that may need adjustment.
Prepare RFP’s and arrange contractors for all reserve and capital improvement projects. Monitor and report to the board on the progress of each project. Address problems in quality or safety, inspect projects for final release and coordinate with appropriate departments when necessary.
Act as a liaison with realtors and provide them with information pertinent to the selling of condos managed by company.
Educate owners about the declarations, articles of incorporation, by-laws and rules and regulations of their particular property.
Enforcement of Rules & Regulations
Visits properties as needed to ensure that all common areas are in acceptable condition, report any issues to maintenance manager as well as suggest improvements to the HOA Boards for future capital reserve projects.
Work alongside maintenance staff to ensure preventative and routine maintenance occurs at the correct intervals.
Employs or contracts for services of, security, maintenance and grounds keeping personnel and onsite caretaking personnel if required.
Report and monitor to completion emergency repairs in individual units. Communicate with the maintenance department regarding the status of a repair and keep the owner informed throughout the process.
Orchestrate, schedule and facilitate association board and annual meetings, prepare meeting packets, act as a subject matter expert when appropriate, be responsible for the taking of minutes, and distribute minutes to association members.
Update and maintain association records regarding, reports, minutes, declarations, articles of incorporation, by-laws, and rules and regulations.
Distribute first right of refusal notices if necessary.
Monitor and stay informed regarding the operations and current issues of the associations you represent.
Continuously pursue proactive ways to keep associations informed and aware of matters pertaining to their investment.
Discusses with potential and existing clients, terms and conditions for providing management services and draft agreements stipulating extent and scope of management responsibilities, services to be performed and costs for services.
Works to ensure that the services provided to our homeowners association by all departments meet our first class standards.
Must maintain a good driving record to the satisfaction of our insurance company, in order to drive for company business.
Other duties may be assigned as necessary to fit the business needs of the company.
