EastGroup Properties is looking for an experienced

Property Manager

to assist in the management of our Dallas Fort Worth industrial real estate portfolio. Thesuccessful candidate will have responsibility over the following areas: tenantrelations, property inspections, budgeting, financial reporting, servicecontract administration, establishing and interpreting operational policies,and ensuring compliance with company policy and objectives.

Summary of Job Duties

Tenant Relations• Establish a positiverelationship with new and prospective tenants by providing strong customerservice.• Conduct quarterly tenant visitsand facilitate annual tenant surveys, reviewing survey results to implementchanges (or provide explanations as appropriate) to address any issues andmaintain a positive relationship with each tenant.• Maintain master tenant contactlist for contact names, phone numbers, emails and emergency contact listings.• Coordinate tenant appreciationevents.

Property Management• Visit properties on regularbasis and perform monthly detailed inspections, writing upconcerns/deficiencies and coordinating corrective action with appropriatevendors.• Assist Asset Manager as needed,keeping them advised as to the general status of the properties, tenants andrequired action items.• Maintain building recordkeeping (fire alarm/sprinkler inspection reports, backflow inspections, etc.)and other administrative duties.• Respond to tenant servicerequests in timely manner, verifying maintenance or repair requestresponsibilities per Lease document and communicating next steps with tenantand/or dispatching vendors. Follow up with tenants at conclusion ofrequired work.• Provide team support for theproperty management and administrative staff.• Provide oversight and manageday to day office activities.

Vendor Selection, ProjectManagement and Contract Administration• Conduct competitive and ethicalbidding procedures for building services (cleaning, sweeping, landscaping,roof, fire sprinklers, alarms, etc.) to ensure quality and competitive pricing.• Set up new vendors and servicecontracts including W9 and insurance compliance throughout term of each servicecontract.• Oversee scheduling andcompletion of contract work.• Assist Construction Manager onan as-needed basis.• Ensure compliance with localand national governmental laws and regulations.• Develop beneficialrelationships with service partners.• Conduct regular site meetingsin the field to inspect work and review options to resolve open issueseffectively.

Accounting & Reporting• Assist Asset Manager withannual budgets and quarterly reprojections for expenses and capital for theportfolio. Oversight of operating expense estimates and reconciliations.Assistance with annual reconciliations and collections.• Perform and/or oversee monthlymanagement report preparation, including variance reports, constructionmanagement fees, general ledger detail review, accounts receivable, etc.• Manage and approve invoice andpurchase order workflow in PayScan in a timely manner.• Review aged delinquency reportsand rent collections on monthly basis to determine applicable late fees and/ordefault notices to be sent to tenants• Monthly review of Rent Rollswith leasing staff for lease renewals/new leases/vacancy status.

Leasing• Coordinate tenant move-ins ormove-outs and document conditions for lease files and close-outs.• Ensure all available spaces aremarketable, clean and ready for leasing tours.• Assist Asset Manager with leaserenewals and new leases as required.

Acquisitions, Development andSpecial Projects• Assist with the due diligenceprocess for potential acquisition of land and/or building(s).• Assist Asset Manager withtracking due diligence items and coordinating transfer of information withSeller.• Assist Asset Manager withbuilding inspections and report any concerns to acquisition team.• Review financial data, propertytaxes, current insurance, tenant estoppels and any other pertinent data.• Obtain competitive bids forinstallation or recurring services as required.• Assist development oracquisition team with coordination of access, utilities, new services, buildinginspections or any other project as assigned.

Education & Experience• Bachelor's degree in business,real estate, economics, or related field or at least 5 years of experienceworking in a commercial or industrial real estate position.• Preferred 5+ years' experiencein commercial/industrial property management

Knowledge, Skills &Abilities• Solid understanding offinancial terms and principles, with ability to conduct basic financialanalysis.• Excellent communication (bothwritten and verbal) skills are required.• Demonstrates sound judgment,ability to analyze and solve problems involving multiple factors in varioussituations.• Strong inter-personal andcustomer service skills with the ability to maintain effective tenantrelationships.• Strong organizational skillswith attention to detail.• Proficient with all Microsoftapplications and experience with property management software, preferablyYardi.• Ability to manage multiple projects simultaneously through effective time management and organization skills.
