Job Description
Dalfen Industrial is looking for an Analyst to join its growing Capital Markets team. The Analyst will provide support to the Capital Markets team on Asset Management, Portfolio Management, and all Financing activities. This position will be based in the Dallas head office and will report to the VP Portfolio Management.
Responsibilities
Asset Management
- Collaborate with the regional teams on lease analysis, updating the disposition model, and market data analysis.
- Update and track asset management metrics across portfolio (i.e. retention rate, rent increase, rental growth, renewal % etc.)
Portfolio Management
- Evaluate and update investment portfolio performance for investor reporting and internal quality control
- Maintain and monitor portfolio-level KPIs to facilitate decision-makings: exposure, return, occupancy, rent growth, capital allocation.
- Track investment portfolio activities: acquisitions, developments, financing, dispositions, rent rolls, capital expenditures, hedging.
- Perform scenario analysis on portfolio-level: sale, hold, refinance, stress test.
Financing
- Prepare analysis and offering materials for equity and debt sourcing, including research, financial modeling, market and property analysis and drafting of executive summaries
- Monitor the firm’s debt portfolio and maintain various dashboards and trackers to ensure consistent compliance with loan covenants
- Assist in evaluating different financing or partnership alternatives by putting together detailed bid matrix and calculations
Skills & Experience
- Bachelor’s degree from a top tier accredited institution
- 1 to 3 years professional experience in Real Estate, Brokerage/IB or Commercial Banking
- CFA or Master’s degree an asset
- Argus certification or excel modeling training a strong asset
- Extensive modeling experience, advanced proficiency in MS Office Suite (Excel & PowerPoint)
- Highly self-motivated and accountable, results-oriented
- Highly analytical and process-oriented, strong project management and problem-solving skills
- Strong verbal and written communication skills, details-oriented
- Ability to work independently in a dynamic, fast-paced environment
- Exceptional organization, time-management and prioritization skills
