Exempt General Summary:
Murfey Company, Inc. is seeking a seasoned senior project manager to administer all general contracting contracts, track budgets, and assume responsibility for purchasing and project management. The Senior Project Manager will be expected to interface with subcontractors, consultants, and provide oversight required for multiple projects. They will be responsible for meeting with clients to ensure smooth and timely project completion and may be expected to oversee and help develop other project managers, as applicable. Nature of Work: Management position Lead and oversee other project managers as pipeline grows Requires frequent interaction and coordination with subcontractors, consultants, property owners, owner's representatives. Maintain an understanding of the workflow through the general contracting process Help manage and grow the urban infill job pipeline Prepare and manage critical and/or confidential information Complete subcontracts for Owner approval and execution Prepare meeting agendas and documents Manage take-offs, estimating, competitive bidding Track Schedules of Values and AIA G702-703 forms ESSENTIAL DUTIES AND RESPONSIBILITIES: REGULAR TASKS: Purchasing/Contracts Estimating Manage project schedules Schedule consultants, vendors and subcontractors Direct customer, subcontractor, and walk-in inquiries Manage the bid proposal process Source new revenue and contribute to business development Provide project budget updates, change orders, and revisions Manage subcontractors to ensure complete and accurate scope of work Coordinate with engineers, utility consultants, utility agencies, etc. Manage and coordinate project schedules based on input received from government agencies, consultants, subcontractors and other related parties. Update and analyze project schedules as events change and notify all affected parties. Notification to include an analysis of financial and other impacts of modifications. Oversee the Owner’s process to ensure conformance to design, schedules, and budgets. Prepare, update and maintain action lists for each project. Lead weekly project meetings during project start-up to ensure that all outstanding items are noted and addressed in a timely manner Conduct client meetings to ensure that project progress is communicated clearly Coordinate various project walk-throughs at critical construction stages Schedule management and reporting to the Company Facilitate job-site meetings Coordinate and facilitate MEPS coordination meetings Troubleshoot, problem-solve and redline approved plans as necessary Create and maintain accurate construction records Issue labor/materials authorizations Schedule required agency and SDGE inspections. Simultaneous management of multiple projects, as needed DEVELOPMENT Work with entities/projects/affiliates of Murfey Company, Inc. Contracting/Coordination Facilitate permit processing and submittals to City/Government agencies Track development schedule Estimating/Contracts/Purchasing JOB QUALIFICATIONS 10+ years’ construction project management experience Ability to work on multiple tasks with minimal supervision, prioritize and organize workload Self-starter, highly motivated and easily develops rapport with people Proficient in English, grammar, punctuation, and basic writing skills Proficient in MS Word, Excel, other software Ability to exercise initiative and make decisions within the scope of assigned authority Must be a team player/leader Ability to relate well with customers, agency staff, and management and staff at all levels throughout the Company Ability to represent the Company in public forums and presentations. Must demonstrate effective negotiation skills. Must possess a positive attitude and conduct business with honesty and integrity. WORKING CONDITIONS Frequent interaction with people, including owners, staff, governmental agencies and consultants Requires extensive workdays when scheduling dictates Requires walking on construction sites, with uneven/unfinished surfaces, temporary stairways and construction debris NOTE:
