We are seeking a
Project Manager
for our federal team supporting project sites overseas, primarily in
South Korea and Japan . This is an exciting opportunity to live abroad and lead projects primarily related to installation, maintenance and service of building technologies and solutions to U.S. military and other U.S. federal government sites in the region, primarily working with HVAC, mechanical, electrical, and utilities systems. We help modernize U.S. military installations, Department of Defense and other federal agency facilities to be smarter, more resilient, efficient, sustainable, and secure. Location:
Remote/Virtual (work from home). All projects are based in South Korea or Japan. Must be able to live in South Korea or Japan on a full-time basis (employee's choice). Vacation:
3 weeks of paid vacation, 5 sick days, 3 floating holidays, and 10 standard holidays per calendar year (6.5 weeks in total).

Project Manager , you will: Under general direction, act as the on-site project leader to plan, execute, and control installation, maintenance and service projects at assigned locations. Ensure that assigned preventive maintenance and corrective maintenance are done accurately, on time, billed, within budget, and within the scope of the contract. Provide work direction to subcontractors, technicians, designers, and administration as necessary. Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors. Negotiate, prepare and issue subcontracts. Develop project schedules and execute according to plan. Ensure that assigned projects are done accurately, on-time, billed within budget and within scope of the contract. Ensure work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics. Adhere to and ensure project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety. Understand project and contract scopes; actively pursue growth opportunities that will help the customer achieve desired outcomes. Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals. Ensure mechanics, technicians and subcontractors complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers. Complete timely and accurate project billing to maintain profitability goals and positive cash flow. Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicate project progress, issues and financial status to leadership as required. Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts. Manage risk, establish project recovery plans, and resolve disputes to minimize escalation. Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards. Manage the selection, ordering, and delivery schedule of materials to be procured for the projects assigned. Coordinate customer-training requirements. Other duties as assigned. Required Qualifications: Project management or service management experience in the Building Construction or Maintenance and Service (M&S) Industry. Service management experience with managing, coordinating and supervising the maintenance and service order process from the conceptual development stage through execution with HVAC, mechanical, electrical, controls, generator systems, Building Automation Systems (BAS) or other relevant systems and equipment. Experience managing project financials (P&L management experience). Demonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience. Proficient in Project Management software and financial accounting systems. Proficiency with Microsoft Project preferred. Strong personal computer working capabilities in MS Office (Excel, Word, PowerPoint) and basic Windows environment. Active Department of Defense clearance required. Ability to live in South Korea or Japan on a full-time basis. Preferred Qualifications: Proven advanced construction/project management skills with experience managing large operations and maintenance programs ($10M or greater). Knowledge and experience working with U.S. Army Corps of Engineers projects. Understanding military chain-of-command structure and requisite interfaces with elected and appointed government officials. Experience reading and interpreting government contracts and government procurement standards. Experience managing multiple trades and subcontractors. Prior experience managing or leading projects in foreign countries. Understanding of Johnson Controls Metasys Building Automation System. Preferred Education: Bachelor’s degree in Construction Management, Engineering, Project Management, Business Management or related field, or equivalent work-related experience.
