Role
Reporting directly to the Managing Principals, the Vice President, Finance & Accounting manages all corporate accounting operations of the Company and provides comprehensive oversight of property-level accounting reports and financials for our real estate portfolio. Responsibilities include budgeting, forecasting, financial analysis, FP&A, month and year-end closing, cash management activities, G/L management, internal and external tax and audit activities, and overall accounting record maintenance. The Vice President provides strategic controls, planning, reporting and support for internal and external partners. The position is ideally suited for a highly motivated, detail-oriented individual with proven success managing complex financial environments, while implementing best practices and processes for scalable operations. This individual should have the desire to be a part of an expanding company, and work within a team of other highly motivated individuals.
Responsibilities
Daily responsibilities include, but are not limited to:
Corporate
- Lead and execute all accounting functions of the Company including AP/AR functions, general accounting and bookkeeping, financial reporting and analysis, corporate forecasts and budgets, company payroll, and inter-company accounting.
- Develop and manage annual corporate operating budget and periodic detailed cash management forecasts which incorporate all revenues, expenses, capital expenditures, debt service, financing activities, tax liabilities and distributions.
- Ensure income and expense allocation across various Company entities.
- Compile, review, and deliver accurate and on-time financial reporting for the Company and its investors, lenders, and regulatory partners.
- Lead, develop, and offer recommendations for improvements in the Company’s accounting policies, procedures, reporting functions, and controls.
- Create and maintain compliance for all corporate and property ownership entities, overseeing annual state taxes, city business taxes, bi-annual statements of information, and other regulatory requirements to maintain entity status and integrity.
- Direct external CPA partners’ tax and audit processes and review tax returns to ensure allocations follow the methods described in operating agreements.
- Coordination with the insurance brokers for total organization insurance coverage and allocation of costs to entities.
- Collaborate with various internal and external partners, including finance, tax, property management and ownership, answering questions and providing financial and accounting guidance, as needed.
- Verify that authorizations to spend money or commit the Company to spend money are within the Company’s standard operating procedures and cut checks for payment as appropriate.
Real Estate
- Participate in new property acquisition processes including preparation and review of buyer/seller prorations, property software setups, and opening/closing journal entry generations.
- Support asset management and development teams with supporting schedules on their portfolios. This includes assisting with the development of annual operating and capital budgets and regular reporting of property-level cash and replacement reserve balances, Amortization, FMV, and Fixed Asset Schedules.
- Support the strategic initiatives of the real estate team with analysis of any deviation from plan (budget creation/tracing to actuals, timely and accurate delivery of the Monthly Financial Report, development status, KPI creation/tracking).
- Oversee third property management partners’ accounting including management fee approvals, payroll approvals, utility analyses, and rent schedule reviews.
- Special projects and ad hoc analysis as directed by Managing Principals.
Qualifications
- Bachelor’s Degree in Accounting from an accredited college/university. Advanced degree desirable. CPA preferred but not required.
- Minimum of 5-7 years accounting experience, preferably with a multi-location multifamily real estate company.
- Strong working knowledge of and ability to apply GAAP in the preparation of financial statements and transaction accounting.
- Experience designing or improving accounting processes & systems.
- Experience in partnership, joint venture and fund accounting processes and reporting.
- Experience in general, property, CIP, job costing, & fixed asset accounting.
- Experience with LIHTC accounting preferred, but not required.
- Excellent verbal and written communications skills and confidence to interact with internal and external stakeholders.
- Must have strong Excel skills and experience in Yardi Voyager or other comparable ERP systems.
- An analytical approach with a results-oriented mindset.
- Strong project management skills, with an ability to work independently, multitask and lead by example.
