Job Summary
The Executive Director has ultimate management, development and fundraising responsibility of the organization either directly or through delegated or contracted authority. Implements the strategic goals and objectives of the organization as established with the Board of Directors. With the Chair of the Board, enable the Board to fulfill its governance function; Provides direction and leadership toward the achievement of the organization’s philosophy, mission, strategy, and its annual goals and objectives.
Responsibilities
Supports operations and administration of the Board: Propose agendas for the board of directors reflecting issues, opportunities, and priorities; Develop and provide appropriate policy recommendations for consideration by the board; Present written reports to all board meetings; Develop and maintain effective board committees and/or advisory teams; Maintain all required board documentation; Assist in recruiting, developing, and retaining board members; Serves as a non-voting member of the Board.
Implement the organization’s mission statement and goals, and the corresponding strategies, plans and budgets to achieve them; Ensure the development of priority plans, performance measurements, management controls, and critical success factors; Identify, document and articulate the needs of clients and document necessary demographic data for all programs; Promote collaboration to address the needs of clients and the mission and goals of the organization; Maintain necessary contacts to keep abreast of emerging issues of significance to the organization’s mission and goals; Act as the spokesperson for the organization; Serve as the ambassador for the organization to relevant organizations and municipalities.
Oversee the planning, implementation, and evaluation of programs; Ensure that all programs and services align with the organization’s mission and goals; Regularly assess program effectiveness and make improvements as needed. Active programs currently include senior rent assistance, workforce rent assistance, and a critical home repair fund. As the organization scales, future initiatives would include a down payment assistance program and development or oversight of affordable housing units.
Ensure financial compliance within all programs; Hire, in accordance with policy and/or approved budgets, any contractors or outside services; Recommend yearly budget for Board approval and prudently manage the organization’s resources within those budget guidelines according to laws and regulations; Assure annual audits, filing of 990, and up-to-date registrations with the State of North Carolina; Assure all financial records are maintained in accordance with financial designations and reported according to grant requirements.
Ensure compliance with legal, employment, and safety regulations; Contribute to a positive, engaging work environment with enthusiasm and excellence.
Act as the public face and spokesperson of the organization; Assure the organization and its mission, programs, products and services are consistently presented in a strong, positive image to relevant stakeholders (clients, funders, vendors, community); Identify collaborative opportunities and pursue partnerships to advance strategic goals.
Either directly or indirectly oversee fundraising planning and implementation, including identifying resource requirements, researching funding sources, assessing requests for proposals for appropriateness, establishing strategies to approach funders, submitting proposals and administering fundraising records and documentation.
In the future, as the organization grows, either directly or indirectly through delegation or contractual relationships, provide leadership for the implementation of all aspects of new housing development projects.
Qualifications :
Bachelor’s degree preferred with work expertise in at least one aspect of the affordable housing continuum; Familiarity with HUD certifications helpful.
Professional experience in real estate, finance, affordable housing development or programs, or non-profit management.
Experience working effectively with the public, private for-profit, and private non-profit sectors.
Proven leadership experience and financial management experience; serving on or with a Board of Directors; Real Estate or development experience helpful.
Strong verbal and written communication skills.
Wide range of computer program proficiencies.
Quick decision-making while knowing when to consult others.
Ability to launch and develop new initiatives with minimal oversight.
Ability to develop systems for tracking programs and initiatives.
Ability to promote a positive atmosphere between and among program participants, donors, board, and other partners.
Ability to be nimble in making program adjustments.
Ability to oversee contractors to ensure budget guidelines and successful scope of work completion.
