Position Overview:

The Master HVAC Lead is a key resource responsible for the installation, maintenance, repair, and optimization of all HVAC systems at Churchill Downs Racetrack. This role demands advanced technical expertise in HVAC systems, leadership in maintenance best practices, and an ability to deliver high-quality results in a dynamic, fast-paced environment. The Master HVAC Lead will support high-profile events, provide technical insights for capital projects, and contribute to system improvements while ensuring regulatory and safety compliance. Success in this role requires excellent diagnostic skills, effective communication, a commitment to operational excellence and an ability to work race day schedule during Churchill Downs Racetrack Spring, September and Fall Meets.

Key Responsibilities:

HVAC System Maintenance, Repairs, & Installation

  • Perform skilled maintenance, troubleshooting, repair, and installation of HVAC systems, including:
    • Fan Coil Units, VAV boxes, Stairwell Heaters
    • VFD Emergency Replacements, Boiler Controls
    • AHU/Air Handler Repairs, Chiller and Condenser Repairs
    • Exhaust Fan, Mini-Split, and Rooftop Unit Repairs
    • Fire Damper Repairs, Cooling Tower and Pump Repairs
    • Controls, Communications Repairs, Leak Repairs, and more
  • Conduct diagnostics and make effective repairs to minimize downtime.

Preventative Maintenance Program

  • Establish and execute a proactive preventative maintenance (PM) program, focusing on routine inspections, filter changes, and adjustments to extend equipment life and ensure operational efficiency.

System Inspection, Testing & Calibration

  • Conduct system inspections, testing, and calibration of HVAC components such as thermostats, motors, dampers, compressors, and heat exchangers.
  • Test and examine boilers, pressure gauges, and other critical systems, making adjustments as needed.

Capital Project & Design Support

  • Provide technical HVAC insights for capital project proposals, design considerations, and new construction.
  • Collaborate on system layout planning to ensure functionality, efficiency, and compliance with building codes and industry standards.

Inventory & Documentation Management

  • Oversee inventory of parts and equipment, ensuring availability to support repairs and reduce downtime.
  • Maintain accurate logs of labor, time, and materials, and prepare detailed reports as required.

Tool & Equipment Management

  • Operate and maintain HVAC tools, including hand tools, welding equipment, vacuum pumps, and diagnostic devices. Maintain a well-organized inventory of tools.

Cross-functional Collaboration

  • Collaborate with other departments to optimize HVAC system functionality in support of overall building maintenance and event readiness.

Required Knowledge & Skills:

Technical Expertise

  • Master-level knowledge of HVAC systems, including heat pumps, chillers, cooling towers, hydronic systems, and HVAC controls.
  • Proficiency in diagnosing and resolving HVAC issues related to building automation, controls, pumps, compressors, and environmental systems.
  • Skilled in welding, soldering, and managing water treatment systems, as well as experience with programmable controllers.
  • Understanding of health, safety, and environmental regulations applicable to HVAC systems and Kentucky-specific building codes.

Physical Demands:

  • Must be able to lift up to 75 lbs. and perform physically demanding tasks such as squatting, kneeling, and working in confined spaces.
  • Ability to work on rooftops and around moving machinery with exposure to temperature fluctuations, dust, fumes, and gases.

Education & Experience Requirements:

  • Education: High school diploma or GED equivalent.
  • Experience: Minimum of 15 years at the HVAC journeyman level or higher (Master level preferred).
  • Licenses: Valid Kentucky driver’s license and active Kentucky Master HVAC license (preferred) or HVAC Journeyman license.

Additional Certifications:

  • Valid gaming license (or ability to obtain one), EPA and OSHA certifications, and any relevant refrigeration licenses as required by state law.
