Develop, negotiate, and manage development project deal points throughout the project cycle, from pre-award through delivery Assist in investigating and evaluating feasibility of potential projects including market, site feasibility, entitlements, and project economics Serve as the client liaison and relationship manager Attend and actively participate in client and team meetings; maintain positive and productive relationships, and effectively communicate with all project stakeholders to mitigate risk and maximize profitability Build and maintain relationships with land owners, brokers, and master developers; keep informed of market conditions and understand legislation that could affect operations within the communities we look to develop Manage and nurture relationships that are longer term in nature and are not related to an immediate transaction - periodically check in, escalate relationships when necessary Lead and participate in business development/pipeline meetings, presentations, marketing activities, and sales strategy meetings as required Track new opportunities within the CRM to ensure alignment on approach for each potential deal Participate and lead in the generation of proposals, presentations, and interviews to secure new development opportunities Negotiate with clients, brokers, community leaders, and other stakeholders to create the best product for the market while providing financial solutions that generate successful results and maximize profitability Oversee all aspects of a development transaction, including leasing and physician recruitment Supervise, plan, organize, direct, and coordinate multidisciplinary teams; engage Company professionals to work collaboratively to deliver projects; this will include collaboration with financial analysts, directing internal teams to meet schedules and budgets, coordination of third parties for entitlements, weekly architecture and engineering meetings, permitting, and collaboration with construction managers - all of this focused on predictability of determined ground breaks Manage the tasks of various parties involved in the purchase Provide strategic recommendations to further the mission of NexCore Skills, Knowledge, and Expertise
Education:
Bachelors Degree in business, real estate, finance, or related area of study - Required Masters Degree in business, real estate, finance, or law - Preferred Work Experience:
5+ years experience in health care development - Required Skills:
Desire to have senior living operational and financial awareness or strong desire to become a recognized leader within the senior living industry Strong residential (preferably senior living) industry knowledge, including regulations and trends Financial analytical skills Verbal and written communication skills Ability to understand complex financial structures (preferred equity, joint venture structures, land contracts, and other legal documents) Leadership and management Compensation and Benefits
