Essential Functions:
The Project Director supports sales generation by providing technical estimates and operational oversight for projects while meeting profitability goals. The Project Director oversees the collaborative construction services process and owns the Spyder-Client relationship to ensure all aspects of the Spyder organization are providing the highest level of customer service on all projects and with every interaction. The Project Director is well-versed in all construction methodologies and procedures and supports business opportunities that meet the business objectives, goals, and mission of Spyder Construction. This critical leader will effectively manage and influence internal and external resources, at times without direct supervision.
Duties & Responsibilities:
Generates and manages technical estimates on sales leads from the company and personal referral sources to meet or exceed sales and profitability goals as set by Spyder Construction business objectives.
Conducts onsite inspections of potential business opportunities to determine the appropriate scope of repairs.
Completes and submits RFI’s as needed to bid projects.
Prepares and presents complete and professional estimates and proposals for our potential clients promptly and accurately.
Partners with the Project Manager for subcontractor selection and obtain subcontractor bids as needed.
Acts as a positive liaison between the Client and the Project Manager.
Checks in with all clients on a regular basis and ensures weekly communication commitments are kept.
Hosts the project kick-off meeting with the customer, project manager, and superintendent.
Attends weekly Owner / Architect / Contractor (OAC) meetings as required and partners with the Project Manager to manage client expectations and communicate the status of ongoing project activities, financials, and document control.
Prepares and submits detailed monthly pay applications.
Partners with accounting to collect down payment as required and regularly follows up on any accounts receivable.
Partners with the Project Manager to ensure all aspects of the project are addressed prior to mobilization and throughout the construction process.
Creates job folder complete with scope, estimate, subcontractor pricing, photos, budget worksheet, and executed contract.
Schedules and hosts internal pre-construction meeting with the necessary Operations staff.
Provides all project information to the Project Manager and Superintendent including budget, completion date, and all other relevant information.
Ensures production team understands scope, budget, and schedule.
Attends all project reviews and project walks including demo, rough, pre-paint, punch, and final.
Partners with the Project Manager to maintain the project budget. Monitors all construction costs and financial projections.
Is responsible for managing changes to the contract estimate and negotiates change order requests with the owner, architect, and client.
Partner with the Project Manager to update the budget accordingly when change orders are signed and approved.
Adds to positive corporate culture and role models professionalism.

Successful Candidates at Spyder Construction:
7+ years’ experience in general contracting and/or construction environments specializing in Insurance, Reconstruction, and/or Capital Improvement projects for Multi- Family, HOAs, and Commercial clients is a must.
7+ years’ experience in Estimation (job costing), and/or customer-facing Project Management roles required. Ideally, this individual will possess experience in both of these skills with emphasis on Estimation.
Proven track record overseeing synergistic and complex construction projects from start to finish. Demonstrated success interfacing with customers and managing associated resources, timelines, budgets, stakeholders, etc. Project Size: $250K - $5M
Experience serving as primary interface with a variety of external vendors, customers, partners, subcontractors, etc.
Proven success as a communicator and relationship builder with expertise interfacing with customers, building strong relationships, and influencing/ overseeing third-party resources.
Successful track record maintaining a system of project oversight, implementing controls, safeguarding company assets, and documenting processes.
Strong knowledge of systems, technology, and related applications (ADP, ERP, Microsoft Office, etc.)
Four-year degree, preferably in Construction, Project Management, or related field strongly preferred.
Experience in fast-paced, growth and/or change-oriented, private or closely held companies helpful.
