Our service manager is directly responsible for the overall appearance and maintenance of the property through direct leadership of the service and hospitality teams, collaborating to accomplish tasks related to upkeep, unit turnover, ongoing maintenance and repairs, and continuous emphasis on safety.

Essential duties and responsibilities:

  • Directs vendors engaged in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
  • Directs service team engaged in general maintenance and upkeep of buildings and grounds, completing resident work orders, and preparing units for rent; in a timely manner. Duties may include:
  • Painting, plumbing, carpentry work, drywall, electrical, HVAC.
  • Cleaning and maintaining the pool by emptying skimmers, testing chemicals, and maintaining logs.
  • Make light electrical repairs on items such as appliances, fixtures, switches, outlets, and circuits; ensure that all routine lighting inspections are completed, and burnt-out bulbs are replaced as necessary.
  • Door locks, re-keying P.O. boxes and locks.
  • Following service process through to completion then inspects work for conformance to specifications and standards and ensures resident satisfaction.
  • Directs team engaged in general housekeeping of units for rent and maintaining cleanliness of common areas, including buffing, dusting, sweeping, mopping, vacuuming, and other general cleaning.
  • Directs workers assisting other departments as requested, including moving furniture, and unloading and storing supplies.
  • Maintains stocks of frequently used items to maintain flow of work and take advantage of quantity buying power; requisitions equipment; tools, and supplies.
  • Establishes or adjusts work procedures to meet production schedules.
  • Ensures team assists in distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.).
  • Assures quality and quantity of models and market ready units by walking them daily and communicating any service-related needs to the service team.
  • Ensures team meets regularly to discuss safety; upholding policies of the community; work problems or concerns; professionalism; and achievement of work goals.
  • Regularly evaluates team, praises, and disciplines where appropriate, in conjunction with company policies for such action. Ensure actions are documented, and that communication with the supervisor and Human Resources is followed.
  • Provides support to staff to encourage teamwork and lead as an example in creating a harmonious environment
  • Analyses and resolves work problems
  • Maintains accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories and purchase orders.
  • Assists in apartment check-in and check-out inspections.
  • Ensures the MSDS’s are updated at all times.

This position is eligible for a monthly bonus based on property performance measures.
