Maintenance Supervisor

As our Maintenance Supervisor, you will oversee the appearance and maintenance needs of our apartment community. You will maintain the curb appeal, manage the maintenance team, coordinate make-readies, move ins/move out schedules, perform general maintenance repairs, conduct preventative maintenance, and oversee the needs of the apartment community. In a typical day, you will:

  • Ensure compliance with procurement policies to include use of Approved Vendors/Contractors in the performance of daily tasks and expenditures.
  • Work with Property Manager to prioritize capital improvement projects.
  • Work with Talent Advisor, Property Manager, Regional Manager, and team to interview and hire new team members.
  • Welcome new team members by providing a high-class onboarding experience and educate on processes.
  • Mentor team members to enhance their expertise to prepare them for future success.
  • Coordinate and manage maintenance team schedules and timecards with Property Manager.
  • Meet deadlines and maintain an activity calendar to ensure that preventive maintenance and tasks are completed.
  • Update all logs, manuals, and handbooks
  • Provide for the monthly readings of water usage under the Dweck Energy Management Program
  • Maintain established systems for the proper security and accessibility of all keys including master keys, and radio equipment.
  • Help maintain an inventory and stock control system to ensure that necessary parts and tools are available for routine maintenance
  • Label company-owned equipment and tools with the property name and telephone number
  • Provide instruction booklets on all property tools and equipment
  • Ensure all resident requests and issues are handled promptly and as a priority
  • Provide follow-up on repair orders, staff and contractual, and service requests to ensure that all resident situations are resolved
  • Maintain relationships with vendors, negotiate pricing, collaborate on approved vendor list
  • Foster a collaborative relationship with contractors to support community needs
  • Physically walk and inspect the property daily
  • Create and motivate a team that focuses on customer service and curb appeal daily
  • Perform and oversee maintenance projects that improve curb appeal and building systems
  • Maintain accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress.
  • Schedule and perform minor and routine maintenance on all appropriate equipment
  • Inspect and maintain all tools in excellent condition
  • Schedule, monitor and conduct preventative maintenance on different equipment, electrical and plumbing systems, HVAC, carpentry, dry wall, exterior structural and appliances.
  • Ensure that the Repair Order System is property implemented
  • Perform spot inspections of tickets completed to ensure quality of workmanship in repairs and clean up for both apartments and common areas
  • Oversee the turnover/renovation process to ensure rent-ready apartments for new move-ins to reduce vacancy loss.
  • Ensure and communicate the performance of contractors to contract specifications with the Property Manager.
  • Work with contractors to obtain quality performance
  • Manage the make ready process to ensure apartments are prepared for move-in.
  • Maintain knowledge of laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.
  • Be aware of the condition of physical property throughout the community and immediately correct unsafe conditions.
  • Promote and implement safety and security measures in property maintenance to reduce owner liability and increase resident/employee awareness and protection.

Requirements

We're looking for:
  • 3+ years of experience in a supervisory role in apartment maintenance
  • HVAC, EPA certification (CFC Type 2 or Universal)
  • Reliable transportation and a valid Driver's License to respond to on-call emergencies
  • High level of skill in all areas of apartment maintenance
  • Ability to perform plumbing, electrical and HVAC repairs, carpentry, locksmithing, painting, dry-wall repair, and snow removal
  • Available to provide on-call emergency services
  • The ability to exert up to 50 pounds, climb stairs, use ladders and work in varying weather conditions
