Maintenance Technician Supervisor

Summary: To be responsible for the day-to-day and overall maintenance of the apartment community under the direction of the Business Manager. On-site housing may be provided.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Perform minor repairs on all appliances.
Perform light electrical repairs on appliances, fixtures, switches, outlets, circuits, etc.
Perform light plumbing work, such as clear stoppages, replacing fittings, etc.
Replace broken glass, tile, vinyl, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
Paint interiors of apartments and exteriors when necessary.
Perform carpentry work, such as fitting doors, freeing windows and door jams, replacing and building shelves, sanding and refinishing floors, and re-skinning doors.
Assist in custodial work, including sweeping, mopping, vacuuming, shampooing, emptying trash, cleaning windows, and cleaning apartments.
Assist in grounds work when necessary, i.e., pick up trash and pull weeds when walking through the community.
Repair concrete, masonry, roof, and fencing when required.
Perform limited extermination services when required.
Participate in standby emergency schedules for the evening, weekend, and holiday coverage.
Be responsible for stack control and utilization of maintenance materials.
Assist the Business Manager in scheduling annual apartment inspections.
Be responsible for the refurbishing of apartments before resident occupancy.
Keep accurate records regarding preventative maintenance, work orders per apartment refurbishing, i.e., carpet or appliance replacements, annual inspections, inventories, and purchase orders.
Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed.
Know water and gas meter cut-offs, all apartment and fixture cut-offs, sewer clean-outs, and post map of same and assure all employees understand.
Ensure storage areas and entrances are locked and adequate lighting in those areas is maintained.
Monitor/maintain community contracts and suppliers, their services, pricing, and goods. Assist in apartment check-in and check-out inspections.
Maintain all equipment, tools, and inventory, and ensure staff access. Supervise and train the service team.
Attend regional training programs conducted by the Director of Property Services.
Conduct Legacy Partners' monthly tailgate safety meetings.
Conduct community quarterly and as-needed safety inspections.
Set up Resident Education Program with Resident Manager on all pertinent maintenance items such as appliance use, laundries, etc.
Ability to maintain the property according to LPR standards, policies, and procedures.

Education/Experience: High School education or equivalent. Minimum three years of related experience and/or training; or equivalent combination of education and experience. Language Ability: Ability to read and interpret documents such as invoices, specification sheets, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.
Math Ability: Ability to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills: Word processing, Spreadsheets, Internet software, E-mail.
Supervisory Responsibilities: This job requires the supervision of vendors and the community service team to ensure quality results in their work.
