Maintenance Supervisor
Job Description
- Mentor and Train maintenance team to increase their overall knowledge base and skill set.
- Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements
- Maintain a standard of service request being completed within 48hours of being submitted by resident. If service request requires additional time ensuring that an update is communicated with the resident, office staff and updated on service request.
- Ensures Maintenance Technician completes a minimum of 10 service requests daily.
- Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the community standards
- Inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
- Managing the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased, and new residents can move in on desired move in date.
- Inspects work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
- Maintains adequate inventory of spare parts and maintenance materials and works with Maintenance Coordinator to order supplies and tools as needed to stay within budgetary guidelines.
- Completes monthly, quarterly, and annual preventative maintenance procedures
- Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Conducts regularly scheduled safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance.
- Excellent customer service and interpersonal skills needed to partner with office staff to provide exceptional service and follow-up to our residents on any maintenance issues that may arise
- Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structure, and appliance
- You must personally be available at all times in the event of snow and ice or other on-site emergencies
- Interview and hire potential cleaners, maintenance technicians, and HVAC professionals.
- Work closely with managerial staff like the Regional Manager, Property Manager to draw up and execute the property’s annual maintenance plan.
- Communicate directly and work closely with Maintenance coordinator who will communicate directly with service providers, vendors, and maintenance contractors to schedule repairs, servicing, preventive maintenance, and other projects required to keep the physical assets running efficiently based on your expert opinion and direction.
- Monitor usage of tools and equipment and ensure tools are readily available for assigned tasks
- Assign tasks to workers, coordinate them, and ensure completion of work.
- Monitor use of PPE and other resources; recommend replacements when due.
- Monitor safety and health compliance.
