Job Description

HVAC Construction Project Manager to initiate, plan, execute, monitor, control, and close projects in support of business objectives, according to deadlines and within budget.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Includes the following:
  • Prepares project schedule and budget which includes being familiar with plans and specifications, contracts, subcontracts, purchase orders, shop drawings and all applicable documents related to the project.
  • Collaborates with construction managers, general contractors, design professionals, subcontractors, and others to resolve design related construction issues.
  • Coordinates the procurement of major HVAC equipment and other materials for projects. plan, organize, direct and coordinate manpower, equipment, tools, and supply needs to achieve project objectives.
  • Manages administrative aspects of contracts (change orders, rental equipment, coding, billing, and expenses, etc.) by working closely with administrative staff and accounting, communicating financial details to appropriate departments.
  • Develops and deliver progress reports, proposals, requirements documentation and submittals.
  • Responsible for plan submittals, project permitting, and inspection compliance.
  • Completes job closeout process including resolution of punch list items, recording of as-built drawings, organization and distribution of O&M manuals, test and balance report filing and warranty items.
  • Performs all reasonable actions to ensure the project is successful, on time and on or under budget.
  • Attends meetings and effectively participate in project meetings.
  • Performs other job-related duties as assigned.

SUPERVISORY/MANAGEMENT AUTHORITY

Manage multiple projects without having direct supervisory responsibilities.

EDUCATION AND EXPERIENCE

Four-year technical education in HVAC, engineering and/or construction, along with associated management skills of various HVAC projects in a commercial/industrial/residential environment is preferred yet not required.

KNOWLEDGE, SKILLS, AND ABILITIES
  • Working knowledge of construction engineering: civil engineering, architecture, mechanical engineering, electrical engineering, plumbing engineering, structural engineering, life safety systems, food service design, etc.
  • Ability to effectively read and understand mechanical, electrical, and plumbing (MEP) plans, specifications, and construction bulletin details.
  • Ability to draft and issue construction and engineering amendments and change orders.
  • Must understand cash flow and the current construction costs climate and have experience with construction estimating.
  • Excellent analytical and problem solving, written, communication, presentation, and computer skills.
  • Detail oriented, self -motivated, and work well under pressure.
  • Ability to recommend contractors for the build and allocate responsibilities and tasks to ensure HVAC project is completed efficiently.
  • Ability to prepare and update project schedules, transmittals and submittals using personal computer software.
  • Ability to manage personnel and accomplish desired results through subordinate levels of management with little or no supervision.

WORK ENVIRONMENT

Work will be performed in a variety of settings, including, climate-controlled office settings and/or outdoors in all types of weather. Employee will be required to wear proper personal protective equipment and maintain safety procedures. Employee may be called into work outside normal work hours or work long hours for emergency situations.
