Maintenance Supervisor

Responsibilities:
• Properly and efficiently complete assigned apartment turns
• Help with scheduling and completion of make ready units
• Work with service team to ensure excellent curb appeal at all times
• Assist with preventative program that minimizes emergency repairs, service requests, and the utilization of outside contractors
• Follow all safety policy and procedures to ensure safe practices
• Maintain professional, polite customer service and coworker relationships
• Participate in company training classes and meetings as required
• Maintain excellent customer service relationships
• Other tasks or duties as assigned by Manager or Maintenance Director
• No specific level of education is required
• Ability to read and write English for safety and productivity reasons
• Ability to accurately perform basic mathematical functions Professional Experience
• Minimum 2 to 4 years previous experience in community management maintenance, painting or other building maintenance or related trade
• Ability to work any of the seven days of the week, 52 weeks of the year. Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
• Ability to travel to company training classes or to work at other communities as requested
• On-call, after-hour emergency service may be required, with on-call staff required to live within a minimum distance to the community for efficient response time -Keep outdoor grounds cleaned
•Respond to emergencies in a timely manner
•Self-motivated and able to work with limited supervision
•Ability to set priorities & handle multiple tasks
•Be dependable & follow through on commitments
•Must be available on call and weekends
•Able to communicate with owners and residents
•Must pass background check, drug test and have a valid drivers license
Physical Requirements
• The majority of the workload is hands-on repairs and maintenance work, which needs to be done professionally without endangering yourself, residents or fellow associates
• Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in high temperatures.
Licenses/Equipment
• Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functions
• Own set of basic hand tools, tools not provided by community
• EPA certification Type I and II are possible requirements to perform on-call services
• Proper maintenance uniform apparel that includes proper footwear, such as work boots, Petwin Logo gear
Language:
•Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence and effectively present information in one-on-one and small group situations to customers, clients, vendors and other employees of the organization.
Physical Demands:
•While performing this position the Maintenance Supervisor will be regularly required to sit, walk, bend, reach, hear and talk. The Maintenance Supervisor frequently is required to use hands, fingers to handle or feel. The Maintenance Supervisor must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision.
•The Maintenance Supervisor manages the property's maintenance and facilities operations to maintain the physical condition and appearance of a property that will enhance the value of the community. Communicates and utilizes company operating and safety standards. Supervises maintenance staff maintains property's equipment and machinery. Develops and adheres to maintenance budget and expenditures
ESSENTIAL FUNCTIONS:
•Supervise maintenance team for one or more properties
•Schedule and assists with daily operations and after-hours maintenance assignments
•Train maintenance staff and assists with problems beyond the team's abilities
•Monitor inventory and purchase of maintenance supplies. Prepare purchase orders, requisitions, and contracts for maintenance equipment, supplies and services
•Develop and adheres to maintenance budget
•Monitor completion of preventive maintenance schedule and conducts apartment and property inspections
•Complete daily operations and tracking of service orders, apartment turnovers, etc
•Enforce and adheres to company policies, rules and regulations
•Assure safety practices are used which comply with all company, local, city, state and federal guidelines
•Follow Petwin policies and procedures and comply with Fair Housing, state and federal laws
•Special projects and other responsibilities as assigned
•Ability to handle emergency and pressure sensitive situations due to complexity and time sensitivity when resolving problems
