Maintenance Supervisor

Responsible for coordinating and supervising the maintenance staff and the work performed on the property. The position has overall responsibility for maintaining the physical integrity of the property/community in order to provide a safe, secure living environment for residents, visitors, and staff.

REPORTS TO: Regional Maintenance Manager, President of Construction & Maintenance

WORK HOURS: 40 hours per week. Weekends and overtime as circumstances warrant. On-call on a rotating basis for emergencies and back up.

RESPONSIBILITES: Employee is expected to conduct all business in accordance with Company Team Promises, policies and procedures, all published handbooks, Fair Housing laws (both Federal and local), the Americans with Disabilities Act, OSHA, the Fair Credit Reporting Act, the National Labor Relations Act, and all other laws pertaining to the multi-family industry. Specific responsibilities and duties include, but are not limited to:

1. Organize and assign daily tasks and general maintenance including service requests and punch (make ready) work for maintenance team & providing scheduling updates to the CD.

2. Train, motivate, and mentor maintenance team.

3. Schedule and manage outside vendors.

4. Complete inspections and schedule routine maintenance of equipment and vehicle(s).

5. Effectively handle resident service requests in a timely manner as per company standards.

6. Diagnoses and performs minor and routine maintenance/repair, involving, but not limited to, the following on a daily basis:

a. Electrical and plumbing (including water lines)

b. A/C and heating systems (both electric and gas)

c. Electric and gas appliances (washers, dryers, stoves, ovens, refrigerators, hot water heaters, etc.)

d. Water irrigation systems (if applicable)

e. Stairs, gates, fences, patios, railings

f. Tile, carpet, flooring

g. Roofing, gutters, fasteners

h. Interior/exterior lights

i. Fireplaces, ceiling fans

j. Shutters, doors, cabinets, windows and locks, sliding glass doors and locks and/or security (Charley) bars

k. Boiler and hot water tanks - gas and electric

l. Door locks, mailboxes and locks

m. Security systems

n. Ceiling leaks

o. Walls

p. Pool areas, tile, Jacuzzi (if applicable), pool furniture

7. Maintain awareness of physical condition of property. Immediately correct unsafe conditions, including, but not limited to, broken gates, broken steps, open holes, broken/burned out lights, etc.

8. Assist in keeping grounds neat and free of litter. Rakes, sweeps, shovels (including snow removal) as circumstances warrant.

9. Maintain accurate records regarding preventative maintenance, service requests, expenditures, make-ready status, work-in-progress, etc.

10. Maintain inventory and logs of parts and supplies. Order materials and supplies as necessary.

11. Maintain organization and safety of maintenance shop.

12. Maintain cleanliness of uniform (if applicable), wear badge (if applicable), and present professional appearance.

13. Maintain key control as per company/property policy.

14. Provide "on-call" time to ensure 24-hour maintenance service. May require expedient travel to assigned community at moment's notice. Depending on the needs of the property as determined by the Regional Maintenance Manager, employee may be regularly scheduled in the "on call" rotation.

QUALIFICATIONS:

1. Demonstrated knowledge of building maintenance and supplies.

2. Minimum of three (3) years prior experience.

3. Must possess basic plumbing, electrical, carpentry, and locksmith skills.

4. Type II HVAC certification required. Universal certification preferred.

5. Must possess own hand tools.

6. Good customer service skills. Manage difficult or emotional customer situations. Respond promptly to customer needs. Solicit customer feedback to improve service. Respond to requests for service and assistance. Meet commitments.

7. Good planning/organizing skills. Ability to prioritize and plan work activities and work activities of team. Use time efficiently. Plan for additional resources. Set goals and objectives. Develop realistic action plans.

a. Oral - Ability to speak English clearly in positive or negative situations. Listens and asks for clarification. Responds well to questions.

b. Written - Writes English clearly and informatively. Able to read and interpret written information.

10. Competent Crisis Management skills - Ability to "think on one's feet" by making wise and rapid decisions independently in response to a crisis situation, especially from the moment it first occurs to the point recovery procedures start. While operating in a tense or emotionally charged environment, calmly initiates appropriate actions (even beyond guidelines) that mitigate the safety, financial and reputational impact of the crisis.
