Summary: Cosm seeks motivated and talented Senior Construction Project Manager to oversee development, design and construction of state-of-the-art venues.
Project Planning and Scheduling:
Develop and oversee project plans, including timelines, budgets, and resource allocation. Create detailed schedules and ensure timely completion of milestones. Coordinate with architects, engineers, and other stakeholders to align project goals. Budget Management:
Prepare and manage project budgets, ensuring cost control and financial efficiency. Approve and track expenditures, handle change orders, and manage contracts. Forecast and mitigate financial risks and variances. Team Leadership and Management:
Lead and mentor project teams, including construction managers, supervisors, and subcontractors. Facilitate effective communication and collaboration among team members. Resolve conflicts and manage performance issues within the team. Compliance and Quality Control:
Ensure adherence to all local, state, and federal regulations and codes. Implement and enforce quality control procedures and standards. Conduct inspections and audits to ensure work meets specified quality and safety standards. Leadership Communication:
Provide regular updates and reports on project progress, challenges, and changes. Address and resolve stakeholder concerns and feedback promptly. Risk Management:
Identify potential project risks and develop mitigation strategies. Manage and address unforeseen issues and obstacles as they arise. Ensure safety protocols are in place and followed to prevent accidents and injuries. Contract Management:
Negotiate and manage contracts with clients, subcontractors, and suppliers. Ensure all contractual obligations are met and address any disputes or claims. Review and approve invoices and ensure timely payment processing. Project Documentation:
Maintain accurate and comprehensive project documentation, including contracts, permits, and correspondence. Ensure proper filing and archiving of all project-related documents. Prepare detailed project reports and presentations for stakeholders. Project Closeout:
Oversee final inspections and ensure all project deliverables are completed to satisfaction. Manage the punch list and ensure all outstanding issues are resolved. Conduct project debriefs and gather lessons learned for future projects. Continuous Improvement:
Analyze project performance and identify opportunities for improvement. Implement best practices and innovative solutions to enhance project efficiency and effectiveness. Stay updated on industry trends, technologies, and regulations. Experience:
Proven experience as a Construction Project Manager or similar role, with a minimum of 5+ years of experience. Extensive knowledge of building construction, including sequencing and means and methods Familiarity with relevant employment laws and regulations. Excellent written and verbal communication skills.
