Summary/Objective: Promotes the company mission statement by joining the Superintendent to form a team who work together to create a safe work environment, build a quality project, and keep projects on schedule while earning a fair and reasonable profit.
Essential Functions:
Serve as the main point of contact for the Owner, Engineer, and Architect. Oversee the project to make all critical project decisions. Estimating and Preconstruction:
Can affectively assist in Harper's efforts regarding estimating, scheduling, and interviewing etc. Is responsible for the project preconstruction deliverables and estimates while working alongside Estimating. This includes:
Executive Summary Schedule of Values Qualifications and Clarifications Allowances Project Schedule General Conditions Three quotes on each scope Value Engineering
Produce, Collect and Process all pay applications and invoices for the project.
Includes collections and payments.
Ensure the creation, approval, and management of:
Owner contracts Subcontracts, POs, and FSAs Cost controls/Project Financials Project engineering - submittals, RFI's, document management, etc.
Ensure proper project decisions (responsible to ensure Superintendent is making timely and appropriate decisions related to the field.)
These involve the following:
Schedule Deliveries Logistics, Staging & Phasing Quality Control Employee staffing levels
Responsible for communication with Owner and Architect/Engineer related to office and field issues.
This includes:
Understanding issues and assisting in resolving issues. Knowing the proper time to involve Owners and Arc/Engineers.
Leadership regarding BIG 5.
Safety/SOAR Core Procurement/Scheduling Pre-Install Meetings Exterior Skin Systems Meetings
Oversee the Project Safety Requirements.
Ensure Harper safety requirements are explained, implemented, and demonstrated.
Project specific safety pre-planning. Development of project-site specific SOAR Orientation document. Soar Implementation - if allowing other Harper staff to conduct orientations ensure proper message and execution of the document. OSHA standards are understood and followed. Weekly Toolbox Talks with all active trades. Safety Stand down Training as necessary. Participates in the timely and effective investigations of all incidents including injuries, property damage, behavioral issues and near misses. Weekly site safety inspections in Procore.
Ensure and is responsible for creating Schedules along-side Superintendent. Ensure and is responsible along-side the Superintendent to determine the sequencing of the work. Develop and manage - takes the lead on project QAQC (has passion).

Oversee coordination of all trade partners.
These involve the following:
Project site specific logistics/use including associated rules. Scheduling of each trade (who goes where and when to start). Developing and implementing recovery strategies to maintain project schedule. Clarifications of design versus installation (RFI's). Schedule for the trades (durations and commitments of durations).
Manage office personnel to ensure staff development.
This includes Assistant PMs, Project Engineers, and Interns. Also includes assisting in the development of Superintendents and Field Staff.
Ensure proper project set-up in Procore. Ensure project data is kept current and accurate. Develop and implement working relationship with Safety Manager. Assist Owner and Design teams in obtaining required permits. Assist the Superintendent on implementation of inspections for the project. Project reporting.

Ensure proper project close out including required documentation to Owner. Ensure by documenting and executing a proper Harper punchlist prior to inviting Owner and Design Team punchlist. Have knowledge and enforce compliance of local building codes per documents. Have knowledge of the required compliance of all ADA code requirements. Procore.
Fill-In Daily Log. Read commitment scopes of work and understand content. Navigate and understand how to utilize directory. Utilize and understand all functions of the drawings tab.

Work Environment: This position is required to work in a variety of conditions relative to construction jobsite environments and must be able to perform the physical requirements of the job, as assigned. Exposure to weather, heat, etc. is expected.
Physical Demands:
Weather and climate conditions will vary throughout the progress of a project and the PM must be able to inspect all ongoing construction activities over the duration of the assigned project. This role requires walking over varied terrain, climbing, stooping, bending, and lifting. Lifting requirements vary from minimal loads to heavy; but help is always available with heavier loads. Inspection for quality, consistency and completeness of work frequently requires climbing ladders, stairs, and scaffolding. Travel Required:
Travel to/from multiple jobsites, projects, and offices. Little overnight or weekend travel. Driving a company-owned vehicle is required to perform the duties of PM. The PM is required to have a valid state-issued license, a satisfactory motor vehicle record, safe driving behavior, and must adhere to our Driving and Truck Policy. Education and Experience:
Minimum 5 years of Project Management experience.
Includes 5 plus years as an APM.
Scheduling:
Understands and create an Overall Project Schedule.
Includes understanding critical milestone date.
Understand and update an active Construction Schedule.
Includes understanding the critical path and its changes.
Leads a pull a schedule and update Work Plan. Understand material delivery dates and when they are required.
