Responsible for the overall day-to-day operations of a specific property, including supervision of all office and maintenance personnel. Initiate and implement policies, procedures, forms, schedules, and/or controls as necessary to properly manage the property and on-site staff under the direction and approval of the Asset Manager.

Duties and Responsibilities:

Supervise the performance of all property staff including the preparation of annual performance reviews; Participate in selection of site employees with Asset Manager and assume primary responsibility for employee advertising and preliminary interviewing; Train Administrative Assistant\Assistant Community Manager; Supervise and, where necessary, reprimand staff when procedures and/or schedules are not being followed according to RP Management's policies; Establish and maintain regular daily office hours ensuring adequate coverage on weekends and holidays as required; Establish and maintain good answering service relations and systems for exchange of information and keep answering service up-to-date with calling sequences and accurate names and numbers; Maintain accurate, efficient files for all site administration including tenant files, applicant files, vendor and contractor files, accounting files, etc.; Coordinate resident events such as Holiday Parties and other social functions; Process and review for approval all applications and diligently screen applicants according to RP management operational procedures and Community Tenant Selection Plan; Show apartments as necessary (if apartment is available); Monitor rental and deposit collections; Monitor landlord-tenant relations and assess and resolve tenant complaints expeditiously; Supervise the work order logs to assure expeditious and proper response to tenants' needs; Confirm that tenants are fully and properly notified of all issues that affect their tenancy, including certifications, gross rent changes, filing court documents for eviction, and attending scheduled court hearings as Landlord's Representative; Process all certifications and gross rent changes in compliance with HOME Rules and Regulations; Maintain waiting list according to Community's Tenant Selection Plan; Complete all monthly certifications by 10th of the month; Maintain constant adherence to the Landlord Tenant code, HOME codes, and other laws and ordinances affecting the property and industry as a whole; Maintain constant awareness and compliance with Fair Housing Laws; Conduct unit inspections for determination of tenant's security deposit disposition according to RP Management's policies and procedures; Prepare security disposition letters, security deposit returns, and reports according to RP Management's policy; Oversee the proper preparation of payroll timesheets and adjustments; Maintain familiarity with all procedures and requirements of accounts payable and accounts receivable; Approve and process all property expenditures according to RP Management guidelines; Perform data entry as required of community managers and directed by RP Management; Prepare and submit to Home Office all required reports including, but not limited to, the weekly occupancy summary and move-in/move-out analysis; Take part in preparing annual operating budget with Asset Manager and be responsible for maintaining budgetary guidelines on items within your control and according to RP Management's policies and procedures; Assume primary responsibility for appropriate building security measures, incident documentation, and proper notification to management, Safety Committee, owners, and insurance carriers as required by RP Management's policies and procedures; Maintain a continuous list of property needs and concerns including administrative, maintenance, and those that are market driven; Assure that multiple bids for contract work are obtained and presented to Asset Manager and Director of Maintenance; Confirm the adherence to proper preventive maintenance schedules; Perform all pre-move-in inspections of apartments being turned; Conduct and document unit inspections in conjunction with Asset Manager and Director of Maintenance; Prepare all paperwork necessary for Compliance and MOR inspections.

Compensation:

$48,000 / Annually - $65,000 / Annually + Bonus Structure with benefits including PTO, medical & dental coverage and 401(k) with employer-matching contribution. Friendly, comfortable working environment.
