Property Manager III (1011 Washington Avenue)

WinnCompanies is searching for a Property Manager III to join our team at 1011 Washington Avenue, Bronx, NY to lead in the management of a 334-unit affordable housing and commercial portfolio with sites located in Harlem and the Bronx. In this role, you will be leading a total of 5 sites comprised of 9 buildings out of the site office. Your role will be to manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. This opportunity offers a salary range of $85,000 to $95,000 annually, based on experience. Additional incentive-based compensation will be available to those who meet property level performance thresholds. Responsibilities Tenant Communication: Resolve resident issues and conflicts timely and in accordance with site guidelines. Review leases, rents (legal, preferential, and payment standard rents) and oversee preparation and submittal of rent increases and renewals. Process timely and accurate move-ins, move-outs, recertifications, and lease renewals. Ensure the property tenant files are organized, complete and accurate. Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines. Agency Communication & Compliance: Ensure that the site maintains compliance with applicable state and federal program regulations. Collaborate with senior management and regulatory authorities to effectuate appropriate rent levels. Approve rental applications adhering to property standards and all appropriate agency standards. Facilitate violation management. Host frequent visits from staff and guests. Accounts Payable: Ensure that Property Software Data is accurate at all times. Ensure the submittal, accuracy and integrity of all payables. Ensure timely payment of service providers and vendors. Report property incidents, accidents, and injuries in accordance with company policy. Follow company marketing policies and reporting requirements. Assist Regional Manager with preparation of the property's annual budget for approval by senior management. Maintenance Oversight: Ensure the property and grounds are well maintained by walking properties weekly. Direct and manage maintenance team to implement maintenance programs and controls. Solicit bids and process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy. Use company directives to screen, hire, and train new maintenance personnel. Requirements High school diploma or GED equivalent. Minimum of 5 years of relevant work experience. Minimum of 3 years of supervisory experience. Knowledge of NYC property management. Knowledge of NYC landlord and tenant laws. Experience with computer systems, specifically Microsoft Office. Excellent customer service skills. Outstanding verbal and written communication skills. Ability to multi-task and manage a fast-paced office environment. Ability to manage and work with a diverse group of people and personalities. Superb attention to detail. Preferred Qualifications Bachelor's degree. Experience with OneSite, Yardi, or RealPage property management software. Knowledge of LIHTC and HUD regulations. Knowledge of marketing and leasing techniques.
