ABM is looking for a Chief Engineer at a Class-A High-Rise in Bellevue, WA.
The Chief Engineer oversees all activities and staff related to the maintenance and repair of mechanical and electrical systems within a property. The goal is maximum life and reliability of all systems. The Chief Engineer must be flexible and willing to perform all duties that are assigned, which may include maintenance and operations of HVAC, mechanical, plumbing, and electrical systems, as well as general building maintenance and building inspections. The Chief Engineer must respond to client requests, open and assign work orders, and order parts when necessary, ensuring compliance with expense guidelines, company policy, and governing codes.
Pay: $55/HR to $60/HR
The pay listed is the hourly rate for this position. A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.

As required, highest-level relevant state/local license for Stationary Engineer and/or HVAC, plus universal level refrigerant recovery license. BOMA accredited courses a plus. Responsibilities: Supervise the maintenance operations and physical condition of the property to ensure highest standards of tenant and client satisfaction within the allotted budget. Supervise, develop, and maintain an ongoing maintenance operation for the property, including refrigeration, heating, plumbing, water treatment, preventive maintenance, tenant space obligations, air/heating units, ice machines, swimming pools, lighting, kitchen equipment, emergency generators, water softeners, switchgear rooms, roof exhausts, electrical substations, etc. Regularly inspect and evaluate the physical condition of the asset, including all tenant space, public areas, and back of house; complete and retain inspection reports on a regular and timely basis, using then-current Company inspection forms. Work closely with other departments (i.e., management and leasing on maintenance and repairs issues) and Corporate Project Manager to ensure a high level of customer satisfaction. Order material and complete work assignments on time and by a specified date. Perform work within departmental expense plans. Assist in capital budgeting. Maintain property by managing painting, plumbing, electrical wiring, mechanical, and other related maintenance activities. Notify management concerning the need for major repairs or additions to lighting, heating, and ventilating equipment. Interpret specifications, job orders, and company policies to maintenance employees. Oversee compliance with OSHA standards regarding proper usage, dilution of products, equipment safety, and usage as well as blood-borne pathogen precautions and procedures. Refer to ABM’s Manual for all OSHA standards. Establish or adjust work procedures to meet production schedules and recommend measures to improve production. Analyze and resolve work problems or assist employees in resolving work problems. Supervise and motivate maintenance staff including coaching, counseling, evaluating, and training activities. Communicate verbally and in writing with all levels of employees. Attend periodic meetings with management, conduct and/or participate in safety meetings at designated intervals with staff. Submit to management recommendations for painting, repairs, furnishings, relocation of equipment, and reallocation of space. Understand government regulations affecting the property’s operations, ensuring compliance with all applicable laws, ordinances, regulations, and requirements of any federal, state, or municipal authority. Assist any tenant or potential tenant in a prompt, courteous, friendly, and helpful manner at all times. Qualifications: 5 plus years of engineering experience at a chief or supervisory level. Engineering skill sets applicable to a range of systems, maintenance programs, and engines. Ability to analyze complex technical issues, with a detailed level of project management for regulatory compliance modifications. Excellent verbal and technical writing skills needed.
