New Journey, a Genesis10 company, is seeking an HVAC Technician for a 12-month contract position with the potential for a contract extension or conversion.

Compensation: $50.50 per hour
Work Schedule: Monday to Friday, from 10:00 pm - 6:30 am
Job Responsibilities: Support the maintenance and continuous operation of all HVAC related building systems including, mechanical (HVAC controls) related electrical and temperature controls systems, critical environments, coordinate with staff and outside vendors as necessary. Understand the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, corrective and reliability maintenance procedures. Accept and log all complaint, status, and follow-up calls in the CMMS database. Take immediate action on all alarms. Repair/Correct alarm condition, if possible, otherwise start follow-up trail for each alarm. Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, Centrifugal Chillers, Cooling tower, VAV systems, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required. Inform Chief Engineer of equipment conditions. Check CMMS system for new trouble calls a minimum of once every hour. Install and repairs plumbing/piping/tubing; wire single and three phase motors (supporting the direction of the Site Electrician) install and repairs on pumps and motors, replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Installs, repairs, and maintains electrical controls, switching and motor controls. Perform preventive maintenance on all base building and critical system equipment which includes but not limited to: assemble all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean-up of work area, completing the work order task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to the Chief Engineer. Complies with departmental policy for the safe storage, usage and disposal of hazardous materials. Ensures that all appropriate R&M data is captured on a work order. Has in-depth knowledge of all HVAC related building systems and how they function Knowledge of maintenance processes. (CMMS system / processes) Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment. Responsible for ensuring that major projects performed at the building are properly planned, executed and closed out in accordance with standard industry practices. Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings. Responsible for keeping records of buildings rounds and readings, all HVAC logs and HVAC data sheets. Ensure that the any client Critical Facility Work Authorization (safe work permits / JHA’s / LOTO procedures, and all safety and compliance related documentation are well-understood process among the building staff, engineers, tenants and contractors who perform work on the building’s critical infrastructure.
Required Qualifications: Associate degree in and HVAC discipline or equivalent work experience 5+ years facility related work experience Demonstrated technical expertise in facility related systems Certification as a Universal Technician for CFC’s (EPA 608 Universal) Working knowledge of computer applications including Microsoft Office and CMMS systems Demonstrated verbal/written communication skills Proven record of excellent internal and external customer service At least one year working in BioPharma or Pharmaceutical industry preferred.
