The Multi-Family General Superintendent will be responsible for overseeing the construction of multi-family residential projects from initial groundwork to final completion. This individual will be integral in ensuring projects are completed safely, on time, and to the highest quality standards. The Superintendent will lead on-site activities, manage teams, coordinate subcontractors, and maintain communication with project stakeholders.

Description
Key Responsibilities:
- On-Site Leadership: Lead and supervise on-site construction operations to ensure efficiency, adherence to plans, and quality workmanship. Direct subcontractors and site crews to meet project objectives and deadlines.
- Scheduling & Coordination: Create and manage detailed construction schedules, coordinate with vendors and subcontractors, and resolve scheduling conflicts to keep projects on track.
- Quality Assurance: Conduct frequent inspections to verify that construction work aligns with project specifications, company standards, and industry best practices. Maintain high-quality standards across all aspects of the project.
- Safety Management: Implement and enforce safety protocols in compliance with OSHA standards and company policies. Lead safety meetings, training, and conduct regular safety audits to promote a safe work environment.
- Problem Solving: Proactively identify potential issues on-site and develop solutions to mitigate delays or disruptions, ensuring the project maintains momentum.
- Communication: Serve as the primary point of contact for all on-site communication, maintaining regular updates with project managers, team members, subcontractors, and other stakeholders.
- Documentation & Reporting: Maintain accurate daily logs, progress reports, and site documentation. Communicate project updates, issues, and solutions to the project management team.
- Resource Management: Supervise the use of resources, including labor, materials, and equipment, to ensure optimal efficiency and cost-effectiveness.
- Compliance & Regulations: Ensure all construction activities comply with local building codes, regulations, and company standards. Stay up-to-date with local construction laws and industry developments.
Profile
Qualifications:
- Experience: Minimum 5-10 years of experience in a superintendent role or similar position within multi-family residential construction.
- Education: Bachelor's degree in Construction Management, Civil Engineering, or related field preferred, but equivalent work experience is acceptable.
- Skills:
- Proven leadership and team management skills.
- Strong communication and interpersonal skills to effectively collaborate with project teams, subcontractors, and stakeholders.
- Excellent organizational and problem-solving abilities.
- Proficiency in construction management software and tools.
- In-depth knowledge of construction methods, safety protocols, and quality control procedures.
- Certifications: OSHA 30-Hour Certification (preferred); First Aid/CPR certification; other relevant safety and project management certifications are a plus.
- Technical Knowledge: Ability to read and interpret blueprints, specifications, and other technical documents.
