Job Description

JOB SUMMARY:
Custodial duties include the responsibility of ensuring buildings are in clean orderly condition and tend furnace, air conditioner and boiler to provide heat, cool air and hot water. Perform minor repairs to all CCAP properties.
Work Schedule Demands:
- This is a full-time position, unless determined differently by the Director.
- Weekend and evenings as needed if necessary.
- Due to the nature and responsibility of the job, this individual must be flexible with their schedule to accommodate the demands of the job and may be required to go beyond a regularly scheduled workweek.
- May be required to work at any CCAP location.
KEY RESPONSIBILITIES:
The following responsibilities are not meant to be all-inclusive and may be expanded or adjusted to meet component needs. Due to the nature of the work and level of responsibility, this individual maintains a flexible schedule, which may include evening hours and hours beyond a regular workweek.
- Maintenance Workers are responsible for the upkeep and repair of facilities, ensuring that they meet safety and functionality standards. Tasks often include a mix of preventative measures, routine maintenance, and emergency repairs. Specific responsibilities may include:
- Ensure all office space and hallways are kept clean.
- Maintains building; performing minor and routine painting, plumbing, electrical wiring and other related maintenance activities.
- Requisitions tools, equipment and supplies.
- Notifies management concerning the need for major repairs or additions to lighting, heating and ventilation equipment.
- Cleans snow and debris from sidewalk.
- Mow lawns, trim shrubbery and cultivate flowers.
- Transports small equipment or tools between departments.
- May be required to work with CCAP Maintenace team at any CCAP location.
- Interact with company vendors.
- Ensure playgrounds and parking lots are clear of debris and safety hazards.
- Travel between CCAP sites.
- Empty trash receptacles.
- Delivery and organization of interoffice packages/mail.
- Other duties as assigned.
COMMUNICATION SKILLS:
Must have oral communication skills.
Requirements:REQUIRED QUALIFICATIONS:
- Familiarity with basic tools, plumbing, electrical systems, and general repair work including but not limited to boilers, heat systems and HVAC
- Previous experience in maintenance, repair, or a related field is beneficial. This could include work as a janitor, handyman, or building maintenance technician; preferred.
- Ability to identify issues and perform tasks accurately.
- Technical Skills: Proficiency in accounting software and Microsoft Office (Excel, Word, Outlook)
- Familiarity with safety protocols
- Valid driver’s license and proof of liability insurance
- Provide/maintain all required immunizations and/or vaccinations
- Complete all required background checks

The employee must occasionally lift and / or move up to 50 lbs. Custodian work often involves lifting, bending, climbing, and standing for extended periods. Ability to showcase a level of strength and stamina. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The environment is a clinical business office environment. Potential exposure to blood borne pathogens, respiratory diseases and other infectious diseases, and other biohazardous material requiring universal standard precautions. Transportation is necessary and a valid driver’s license and proof of vehicle insurance.
