Our client is a leader in providing workplace solutions across multiple industries, with a construction team responsible for overseeing both in-house and third-party general contractors to deliver high-quality workplace improvements. The Senior Project Manager plays a critical role in ensuring tenant satisfaction by understanding and aligning with the tenant's project vision and objectives. This role involves managing the entire project lifecycle—from preconstruction through closeout—ensuring timely delivery within the client’s established budget. Key responsibilities include overseeing contractual and specification compliance, advising on constructability, upholding quality standards, and fostering team collaboration to achieve project success.
Responsibilities:
Assumes project responsibility from preconstruction through closeout to include but not limited to client relations, subcontractor relations, constructability, team collaboration, project schedule, reports and budgets. Sets up and maintains all documents that pertain to the project to ensure procedural and contractual compliance. Conducts and/or participates in design review meetings with Tenants, outside design professionals or other consultants. Provides advice and support to these efforts, as may be required, including decisions made which deviate from established client standards or may impact on the established cost, quality or time of performance standard for the job. Initiates and maintains positive working relationships with clients, architectural/engineering contacts, consultants, subcontractors, vendors, authorities having jurisdiction, and other project team members. Maintains effective working relationships within the various departments of the client. Develops, implements, and communicates construction techniques and production processes. Ensures that internal controls are in place and followed throughout each step of the construction process for projects. Manages all document control of RFI submittals, change orders, correspondence, permits, drawings, specs, and reports in a systematic and traceable manner. Collaborates with on-site Superintendent and/or 3rd party General Contractor to ensure project is built on schedule, within budget and meets or exceeds quality standards and client expectations. Responsible for the ongoing analysis of project buyout, savings, and contingencies; schedules buyout into the overall project schedule and ensures milestones are met. Assists in development of punch lists and oversees successful completion. Displays an attitude of ownership and responsibility. Requirements:
Bachelor’s degree preferred and/or minimum of 7-10 years of formal building construction experience required or an equivalent combination of education, training, and experience. Knowledge of construction cost, scheduling, estimating and engineering principles and techniques as well as accounting principles. Ability to prioritize requests and manage projects to meet target delivery dates. Performs work tasks by receiving direction and then working independently with an interest. Demonstrates advanced knowledge of discipline, construction technology, design, applicable codes, standards, etc., required. Analyzes and resolves construction process problems and issues and effectively communicates and interfaces with all levels of personnel. Strong computer skills and familiarity with MS Office and CAD. Strong verbal and written communications skills. Performance of the duties will occasionally require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. May need to occasionally lift and/or move up to 50 pounds.
