POSITION SUMMARY:
Supports the operations, maintenance, and construction of buildings by maintaining or installing all mechanical plumbing devices. Distributes water/sewer systems and maintains and installs related systems including gas, vacuum, med air oxygen.
DUTIES AND RESPONSIBILITIES
Under the general direction of the Director, Facilities Management and the direct supervision of the Maintenance Supervisor and within established policies and procedures, the incumbent performs the following functions:
1.Essential Functions:
•Performs preventative and corrective maintenance on all piped systems including water, sewer, gas and vacuum.
•Performs preventative and corrective maintenance on devices which distribute or are accessories to piped systems.
•Purchases and installs all mechanical plumbing devices including specified required grades of these items. Ensures that other trades have properly constructed walls to support these fixtures.
•Maintains plumbing schedules, blueprints and valve charts of the entire facility. Assists the Maintenance Supervisor with indexing plumbing equipment.
•Performs pressure tests on gas and vacuum lines ensuring the integrity of joints and valves is maintained.
•Requisitions supplies and equipment through the maintenance/construction departments.
•Prepares cost estimates and schedules in the planning of projects and renovations.
•Inspects, installs, repairs and replaces pipes, fittings and plumbing fixtures to maintain heating, water, and gas medical gas and drainage systems.
•Removes burrs or rough edges from pipes with a reamer. Cuts threads on pipe with hand or by power pipe threading machines. Bends conduit with pipe bender to produce correct curvature.
•Fits valves, couplings and other specified parts and fittings to pipe sections by screwing, bolting or soldering. Cuts passage holes in walls and floor to pass pipe with an electric hand drill. Installs pipe assemblies and plumbing fixtures. Screws threaded pipes and fittings together. Bolts flange sections and solders or caulks connections to make water tight.
•Attaches pipe assemblies to walls or ceilings with brackets or hangers.
•Repairs and maintains piping systems and plumbing fixtures. Inspects all connections and other parts of system for leaks, noting gauge readings to detect loss of pressure.Replaces defective pipe by cutting, bending, threading and assembling. Solders and caulks leaks and broken pipes.
•Ensures confidentiality of employee, legal, client/patient, budget and all company matters.
2.Secondary Functions:
•Participates in appropriate role in fire and disaster drills, fires and other situations.
•Exercises care in the use and operation of equipment and reference materials.Performs routine maintenance to ensure continued functioning of equipment. Maintains work area in a clean and organized manner.
•Performs similar or related duties as assigned or directed.
Qualifications
Education:
•High school diploma or equivalent.
Experience:
•A minimum of three years in the general plumbing trade.
•Previous healthcare plumbing work preferred.
Licensure/Certification:
•Master Plumber's license preferred.
