Job Description Summary

Responsible for successfully leading a market or geographic region with M1 revenue less than $5 million. Ensure profitability, service quality, strong client relationships, and provide strategic and tactical decision making for Residential Portfolios.

Job Description

ESSENTIAL JOB DUTIES:

  1. Create value through new business growth in Residential Portfolios, cross sell service lines and geographic locations for additional revenue for the firm, identify and pursue expansion of service opportunities with existing clients.

  2. Develop/implement/enhance marketing plans for Residential Portfolios and organize/lead team proposals for new business while leveraging relationships to maximize success rate.

  3. Participate in monthly calls to share best practices and produce leads for residential clients in multiple markets.

  4. Establish and monitor appropriate checks and balances to ensure high level of quality in operations while ensuring that Residential teams understand and exceed Client goals and objectives for each property.

  5. Negotiate property management agreements with all clients.

  6. Ensure compliance with all management agreements, service contracts, and accounting policies and procedures as well as SOC controls.

  7. Review and approve expenditures, which exceed the authority level established for property manager per the management agreement or C&W's SOC controls.

  8. Guarantee timeliness and accuracy of financial and management reports.

  9. Maintain relationships with Client's key decision makers.

  10. Verify the existence of property procedures including Operations Manual, Tenant Handbook, and Emergency Procedures per C&W's or Client's policies and procedures.

  11. Collaborate with client accounting, corporate accounting, finance, TQC, and other functional leaders.

  12. Develop the most profitable and efficient personnel model to staff each asset.

  13. Participate in national Residential task forces and/or committees.

  14. Deliver financial results (P&L responsibility), as well as preparing market level Residential budgets, including monthly variances and forecasting.

COMPETENCIES:

  1. Financial Acumen.

  2. Customer Focus (internal and external) and Communication Proficiency (oral and written).

  3. Time Management Skills and People Management Skills.

  4. Leadership and proven experience in identifying, developing, and motivating team members.

  5. Business Development and proven track record in generating new business.

  6. Extensive experience in analyzing and negotiating commercial lease and/or contract language.

  7. Excellent negotiation skills and be able to meet deadlines.

IMPORTANT EDUCATION:

  1. Bachelor’s Degree required.

  2. Graduate Degree preferred.

IMPORTANT EXPERIENCE:

  1. 10+ years of Property Management experience.

  2. 10+ years of Management experience.

  3. CPM and/or RPA comparable experience in a Senior Leadership role.

WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications. The company will not pay less than minimum wage for this role. The compensation for the position is: $187,000.00 - $220,000.00.
