Under the direct supervision of the Chief Engineer, the Building Engineer will be responsible for monitoring, maintaining, troubleshooting and repairing facility equipment on all systems in a Commercial office building. The Building Engineer will perform his/her duties to ensure that the facilities systems are functioning properly to avoid any outages or downtime.

Primary Functions
1. Electrical installation, repair, and maintenance of electrical equipment and controls located in the interior and exterior of the building.
2. Plumbing installation, repair, and maintenance of piping and associated equipment and components located in the interior and exterior of the building.
3. Installs, repairs, and maintains mechanical/electrical operating equipment and machinery.
4. Conducts a routine and on-going assessment of the building systems operations.
5. Performs tests, rounds and analyzes data to assure the proper functioning of building equipment.
6. Monitors operation of the mechanical / electrical operating equipment.
7. Oversees and monitors the operation and makes adjustment of refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various
systems, determine the cause of any problems/malfunctions and take corrective action as required.
8. Performs preventive maintenance on all base building and critical system equipment which includes but not
limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean-up of work area, completing the preventive maintenance tasks, returning tools to workshop, and unused supplies to storeroom, reporting any impending supply or material shortages for ordering and advising the Property Manager of any equipment problems.
9. Install and repairs plumbing/piping/tubing; wire single and three phase motors (single & two speed); run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Installs, repairs, and maintains
electrical controls, switching and motor controls. Monitors operation and maintains refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; recording readings as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions.
10. Complies with policies for the safe storage, usage and disposal of hazardous materials.
11. Maintains records for work completed in a neat and organized manner.
12. Maintains responsibility for facility services, preventative maintenance, general maintenance and technical proficiency.
13. Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility.
14. Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
15. Maintains a clean and safe work environment.
16. Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanup
17. Perform regular property inspections utilizing appropriate forms and checklists.
18. Interface with clients with regard to special requests, operational issues or any other customer service needs.
19. Establishes and maintains strong and positive relationships with all associates and service providers.
20. Monitor and track work orders and other service requests in Angus.
21. Perform other duties as assigned

Requirements:
1. Minimum of five (5) years field experience in commercial Mechanical Systems operation, repair and maintenance; experience with Boiler, Chiller and Control System similar to that at the Customer's facility is desirable. Familiarity with plumbing, electric & fire protection systems.
2. Ability to communicate effectively with the Customer's Representative.
3. Ability to write effectively in the preparation of reports and forms.
4. Ability to read and apply blueprints, specifications, Building Operations Services manuals, and BAS control drawings.
5. Strong background in troubleshooting, operation, replacement, repair and maintenance of large, complex mechanical systems and controls.
6. Should possess a state and US EPA approved universal refrigeration certificate, to work on air conditioning and refrigeration equipment.
7. Strong experience in Microsoft Office / Google Suite.
8. Candidates must be able to work outside the core business hours as needed and willing to accept a variety of
tasks associated with this position.
9. Must have reliable transportation and be available for after hour emergency calls.
