Overview
Reports to: Assistant Project Manager, Project Manager, Senior Project Manager, or Project Executive
FLSA Status: Full-Time, Salaried-Exempt
Normal Working Hours - Field: 7 am to 3:30 pm, or Office: 8 am to 5 pm, Monday through Friday, plus additional hours as required for completing project duties
Position Objective: Assist the project team in overall job administration.
Responsibilities
• Develop and maintain relationships with client, owner, architects, subcontractors, suppliers, and other jobsite contacts.
• Process and retain construction change directives, pay apps, purchase orders, adjustments, change orders, retainage billings, subcontracts, warranty letters, request for information (RFI) and other project site paperwork.
• Maintain and update the progress schedule of the project.
• Assist the Senior Project Manager and Project Manager with project budgets.
• Maintain the rental and tool logs for assigned projects.
• Understanding of contract documents including drawings, prints, plans and specifications.
• Become familiar with BIM, field coordination, layout, and surveying.
• Learn and understand Owner contracts, subcontractor master agreements, purchase orders, subcontracts, contract drawings, specifications, addenda, alternates, etc.
• Become familiar with schedule of values for monthly application for payment submissions
• Assist with preparation of all pre-construction meetings, Owner Architect Contractor (OAC) meetings, and weekly subcontractor meetings.
• Assist with compiling and issuing completed and approved set of documents to Superintendent including addenda, Architect's supplemental instructions (ASI), proposal requests (PR), submittals, etc.
• Assist with producing, distributing, and closing all items in pre-substantial completion punch list in conjunction with Superintendent.
• Assist with tracking and verification of city inspections.
• Assist with Storm Water Plan (SWPPP) from Civil Engineer.
• Monitor and coordinate shop drawings, submittals, product samples, product data, and mix designs.
• Assist with project startup requirements including composing any requests for temporary electricity, water, phone, etc.
• Assist with preparing and tracking reports and logs required by specifications to include Architect Supplemental Instructions (ASI), request for information (RFI), and PR logs.
• Monitoring jobsite deliveries of items from major vendors and subcontractors.
• Assist with closeout document preparation to include coordination, inventory, and submission of attic stock materials at project completion.
• Send project invoices to accounts payable and process payments in Spectrum.
• Track all warranty items on completed projects.
• Assist with compiling and archiving all job data upon completion of project.
• Ensure the job office and site is organized, clean, and presentable at all times.

Qualifications
• Bachelor's Degree in Construction Science or related field
• Entry level
• OSHA 30, Fall Protection, Aerial Lift, Defensive Driving, Forklift, CPR/AED, First Aid certifications preferredSKILLS
