Maintenance Supervisor Job Summary:
We are looking for the best of the best to join our maintenance team in a BRAND NEW luxury student housing community in Austin, Texas! The Maintenance Supervisor will be responsible for maintaining and caring for a mixture of 1,2-,3-,4- and 5-bedroom apartments, as well as maintaining the physical integrity of the grounds. Applicant should strive to make our clients happy, completing work orders on a timely manner, and handling emergencies as needed. Supervisor will also oversee all maintenance personnel. An ideal candidate would have 5+ years' experience in hotel, multifamily, or student housing maintenance with at least 2+ years' experience in a supervisory capacity.
Expected starting date of January 3rd, 2025.

- Initially working under the construction team.
- Once property is stabilized, working with and reporting to the property manager.
- Care and upkeep of all rental units, property, and facilities.
- Uphold brand and company standards, ensuring that the property is consistently presented in an exceptional manner.
- Management, oversight, and performance of all turnover activities (inspections, cleaning, painting, Contractor Coordination's.
- Maintenance of grounds and landscaping (watering, mowing, weeding, snow removal, etc.) and/or supervision of.
- Processing all work orders in a timely manner.
- Assisting in all emergency maintenance situations.
- Lead and supervise all maintenance staff, ensuring optimal team performance, training and development.
- Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
- Oversee and verify all 3rd party vendor work quality on-site.
- Maintains adequate inventory of parts, tools and maintenance materials and works with Property Manager to order supplies and tools as needed.
- Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.
- Other tasks and responsibilities as assigned.
- HVAC certification required (EPA Certification).
- Applicable Pool Operator License preferred (CPO).
- Working knowledge of HVAC, electrical and plumbing systems, appliance repair, and carpentry skills.
- Strong communication, customer service, and leadership skills.
- Computer proficient; Microsoft programs (excel, word, email).
- Must be able to work on an on-call basis.
- Must be available for additional hours including evenings, weekends, and overtime when necessary.
- Must be available to assist with move-outs, turn, and move-ins that extend beyond normal full-time hours.
- Valid driver's license/transportation (to and from work) is required
- Ability to stand for prolonged periods of time. Ability to navigate property which may require climbing, stooping, squatting, kneeling, reaching above the head, and reaching forward. Occasionally climbing ladders.
- Physically capable of lifting 50 pounds.
- High school diploma or equivalent.
- Entrata experience is preferred.
