At Hudson Pacific Properties, we provide best-in-class office space to the biggest names in tech and media (Netflix & Amazon), and we're seeking a Property Accountant for our Corporate office in Los Angeles, CA. This position will oversee the daily, monthly, and quarterly financial information for an assigned portfolio of properties, ensuring all reported numbers are prepared accurately, in accordance with Generally Accepted Accounting Principles. They will develop a thorough understanding of all areas of responsibility and how they relate to the operations of each property and support the property management teams through clear and constant communication in a manner that enables the operators to make informed decisions based on a well-developed understanding of how financial results are recorded and accounted for.

What You'll Do
  • Prepares monthly financial statements, reports, and records by collecting, analyzing and summarizing account information.
  • Researches and answers Property Managers' questions regarding tenant statements.
  • Reviews and approves work such as tenant credit memos, non-recurring tenant billings, and questionable cash receipts for entry by Accounts Receivable Accountant.
  • Prepares tenant account analysis and reconciliations when tenants dispute charges to their accounts.
  • Reviews documents such as cash receipts, tenant billing, move-outs, and lease documentation substantiating business transactions.
  • Reviews accounts receivable aging for delinquencies, cash applications, and prepaid rent applications.
  • Processes tenant refunds and delivers to Accounts Payable department.
  • Prepares Rent Statements and distributes to property management team to ensure following month's recurring charges and past due charges are accurate.
  • Calculates and enters monthly contract item accruals such as janitorial, security, engineering and utility expenses to match expenses to period incurred, and review trial balance for reversing of same entries in next accounting period.
  • Works with project accounting team to ensure depreciation and amortization of fixed assets, tenant improvements, and leasing commissions are recorded correctly.
  • Consults with property staff as to general ledger coding for payables, tenant improvements, cash receipts applications and budget variances.
  • Ensures all appropriate reviews and approvals were completed prior to processing data into accounting system.
  • Prepares balance sheet tie-out to balance the general ledger and sub-ledgers.
  • Reconciles bank accounts to general ledger.
  • Records and maintains straight-line adjustment schedules.
  • Assists with annual CAM reconciliations and proceeding years estimated CAM reconciliations.
  • Participates in monthly accounts receivable and variance meetings.
  • Miscellaneous projects as assigned.


What You'll Need
  • Bachelor's degree in Finance, Accounting, or Business Administration preferred.
  • Minimum 2-3 years general accounting experience required.
  • Real estate experience preferred.
  • A good understanding of accounting principles and processes.
  • Strong computer skills, including Microsoft Office with a high level of ability with Excel functions, shortcuts, and formulas.
  • Strong focus on customer interaction and satisfaction; ability to maintain and establish effective relationships with internal and external customers.
  • Strong written and verbal communication skills to write memos and reports and interact orally with internal and external clients.
  • Strong organizational and research skills, solid attention to detail, high accuracy, problem solving, and decision-making.
  • Desire to grow and develop both professionally and personally.
  • Proactive stance toward learning, workload completion, best practices, and communication.
  • Team player, with collaborative approach.
  • Nimble learner who will be able to take on a property portfolio with minimal supervision.


Salary Range: $36.00 to $49.00 Hourly USD (subject to relevant experience).
