Position Overview

We are seeking an experienced and dynamic

Head of Development

to lead all construction activities for our growing retail platform. This senior-level role will be responsible for overseeing new developments, redevelopments, capital improvement projects, and numerous tenant build-outs across the portfolio. The ideal candidate will bring expertise in retail construction management, leadership acumen, and the ability to drive projects that enhance asset value and tenant satisfaction. This position will report to the President of Northwood Retail.

Specific Responsibilities Include

Strategic Leadership: Develop and execute the construction strategy for the retail platform in alignment with the company's investment objectives. Provide leadership and direction to internal and external teams involved in design, construction, and project management. Manage and develop the Northwood Retail development team, currently consisting of three Development Managers (direct reports), one 3rd party Development Manager and an Operations Manager (shared property roles). Project Management:

Oversee all phases of construction projects, including budgeting, scheduling, design review, permitting, procurement, and execution. Project oversight includes all pipeline and active redevelopments, leasing and property enhancement projects, and various capex projects simultaneously. Ensure projects are delivered on time, within budget, and to quality standards. Plan look-ahead schedules and maintain project development and tenant opening schedules. Manage risk by identifying and resolving project-related challenges early and/or promptly, including construction material lead times, scheduling, and permitting times. Track key vacancies and develops strategies to facilitate expediting lease-up (gathering pertinent information on space, what is / is not feasible, etc.). Collaboration & Stakeholder Engagement:

Partner with acquisition, leasing, asset management, and property management teams to integrate construction plans into broader portfolio strategies. Draft and review lease language specific to tenant work letters and Landlord Work requirements as required and in conjunction with Development Managers. Develop strong relationships with architects, engineers, contractors, city officials and other consultants in each market. Financial Oversight:

Develop and manage construction budgets, including cost analysis and value engineering to optimize investments. Prepare regular reports and updates for senior leadership and investors. Forecast upcoming construction and capital spend on a quarterly basis. Utilize ProCore software to track all construction and development projects. Compliance & Quality Control:

Ensure all projects comply with local, state, and federal regulations. Enforce high standards of quality, safety, and sustainability throughout the construction process. Verifies accuracy of front-end estimating for feasibility of projects. Qualifications

Bachelor's degree in Construction Management, Engineering, Architecture, or a related field; MBA or advanced degree preferred. 10+ years of experience in construction management, with a focus on retail or mixed-use commercial real estate. Proven track record of leading complex, multi-site construction projects in varying locations simultaneously. Expertise in budgeting, scheduling, contract negotiations, and project delivery methods. Must be able to meet deadlines in a fast-paced, quickly changing environment. Strong leadership, communication, and stakeholder management skills. Proficiency with construction management software and tools. Travels to project sites as needed.
