HRmango is seeking a reliable and experienced Property Manager for an amazing new opportunity in Orem, Utah! As a property manager, you will help the company oversee a portfolio of rental properties. You will oversee the entirety of the property management cycle (customer service, leasing properties, light accounting, running an effective team, client onboarding, overseeing turnovers and make readies, etc.). To help you be successful at this you will have a full-time assistant manager that can take calls and help with process checklists. You will work with 100 to 200 properties in your portfolio. To excel in the role, you must be organized, good with people, coordinate with other team members, get approved concessions from owners to lower their vacant properties' prices, and be driven to achieve leasing goals. Also, current clients will have questions and/or customer service issues that will need to be addressed.
A week in the Life:
Each day will start with a standup with your team (you and the assistant property manager, and property liaison). You will discuss the status of the projects that you are working on and review the schedule for the upcoming week. Key discussion points will be vacant properties, client communication, turnovers, tenant issues, work orders, paying owners, and upcoming projects. You will also need to be on top of communicating with potential tenants during their showings or getting feedback. At the end of the day, you will be the point of contact for our clients and must be aware of what is happening with their account.
Position Overview:
As a Property Manager, you will oversee the daily operations of residential and/or commercial properties, ensuring they are well-maintained and efficiently managed. You will act as the primary point of contact for tenants and property owners, addressing their needs and concerns promptly and professionally.
What You Will be Doing:
Property Maintenance: Ensure properties are maintained in excellent condition by conducting regular inspections and coordinating repairs and maintenance with vendors and contractors.
Tenant Relations: Serve as the main point of contact for tenants, addressing inquiries, resolving issues, and managing lease agreements.
Rent Collection: Oversee the collection of rent payments, manage delinquent accounts, and enforce lease terms related to payment.
Leasing: Market and show available properties, process rental applications, and facilitate lease signings.
Financial Management: Prepare and manage property budgets, track expenses, and provide financial reports to property owners.
Compliance: Ensure properties comply with local, state, and federal regulations, including health and safety codes.
Administrative Tasks: Maintain accurate records of property activities, tenant interactions, and financial transactions.
What We Are Looking For:
* Utah Real estate License
* Minimum of 5+ years of full-time experience or a related field.
* Must be able to work from the Orem, UT office
* Strong organizational and multitasking abilities, excellent communication skills, and proficiency in property management software.
* High integrity, excellent communication, professional demeanor, problem-solving skills, and a customer-focused approach.
* Must have dependable internet, computer, and transportation.
* Must submit to credit and background check
