Our client is an established real estate company. They are currently looking to hire an experienced Accounting Manager. This is an exciting opportunity for an Accounting Manager to join a reputable company!
Salary/Hourly Rate:
$125k - $135kPosition Overview:
The Accounting Manager will be responsible for a portfolio of commercial properties. The Accounting Manager will work directly with the 3rd-party Property teams. The ideal candidate for this Accounting Manager opportunity will have at least 5 years of property accounting experience with a focus on commercial real estate.Responsibilities of the Accounting Manager:
- Oversee property-level accounting and collaborate with third-party Property teams.
- Ensure accuracy and consistency in third-party property accounting.
- Manage rent rolls, lease maintenance, and financial reporting.
- Handle cash management, including weekly check funding.
- Prepare annual budgets, quarterly re-projections, and tax basis amortization and depreciation.
- Provide support to third-party MRI users.
- Review and approve operating and tax escalations, annual estimates, and reconciliations.
- Manage cost pools, expense caps, exclusions, gross-ups, and base year calculations.
- Ensure loan compliance, manage mortgage payments, and calculate debt service coverage ratios.
- Prepare unaudited and audited financial reports (FV and Tax Basis) for property ownership.
- Support audit process and provide comprehensive audit support.
- Assist with accounting for development projects alongside construction professionals.
- Prepare ad-hoc financial analyses and reports as needed.
- Manage joint venture accounting and financial reporting, including consolidation and audited financial statements.
- Handle cash management for capital calls and distributions.
- Calculate management fees and income allocations (waterfalls).
- Assist the Acquisitions team with due diligence, reviewing settlement statements, prorations, and buyer/seller credits.
- Review estoppels and record opening entries.
- Monitor post-closing activity for true-up with the seller.
- Onboard properties and train third-party teams on the company’s financial standards and reporting.
- Work with the Dispositions team on buyer diligence, preparing prorations and estoppels.
- Prepare and record closing entries, including gain/loss calculations.
- Monitor post-closing activity for true-up with the buyer.
Qualifications for the Accounting Manager:
- 5+ years of property accounting experience with a focus on commercial real estate.
- Supervisory experience is a plus.
- Familiarity with tenant recoveries (CAM).
- Strong understanding of waterfall calculations.
- Experienced with year-end audits.
- Experienced with loan compliance.
- Proficient in financial software systems applications.
Education Requirements:
- Bachelor’s degree in Accounting or Business is required.
