Description
This individual demonstrates a diligent proficiency with estimating projects, including but not limited to the acute ability to perform accurate and timely estimates. The Estimator must be capable of managing the estimating process on assigned projects. This person possesses the skillset to execute a successful bidding process from invitations to bid through project award. This role will coordinate with the team in the interest of confirming and completing the scopes of work while proactively developing estimates. This role will initiate, maintain and strengthen positive relationships with subcontractors and vendors. This person will support the Estimating Manager and lead estimators to ensure that all policies and procedures of the department are being implemented.
This position reports to the Estimating Manager and has no supervisory responsibilities.
High Level Key Responsibilities
Business Development
- Participate in Project Pursuit Approaches as an elevated effort to ensure a thorough and complete Estimate Package
- Contribute project specific content to RFPs
- Participate in the project interview process - When necessary
- Review project and developing a winning strategy through the project kickoff and communication to your team
- Develop and maintain a strong long term relationship with trade partners and architects
- Cultivate Subcontractor and Vendor relations
- Follow up with trade partners to ensure in-depth hard bid coverage is achieved and back fill with additional qualified Subcontractors to achieve coverage goals
- Develop and maintain strategic long-term relationship with key subcontractors
- Diligently process Plans, Specs and Owner direction to complete an earnest effort through our estimating process
- Assist with 360 post construction reviews against the original estimates
- Collaborate with Operations to establish a thorough logistics and general conditions
- Confirm subcontractors are pricing the projects according to the plans and specifications
- Review costs and general information on select preliminary estimates to ensure accuracy and completeness including subcontractor coverage, contract document errors and omissions, competition, inherent risk and rewards, and general conditions
- Develop accurate and thorough bid recaps to select the most qualified subcontractors for each scope
- Soliciting qualified subcontractors, suppliers, specified manufacturers
- Qualification of subcontractor's capability to perform work, prior performance, financial strength, reputation, responsiveness, references, and bonding
- Initiate, review and finalize subcontractor pricing
- Timely and accurate take-offs to establish budgets and use as a resource to review Subcontractor costs
- Distribute and manage bid/pricing documents and addenda
- Manage bid/pricing RFIs
- Addendums
- Write up careful clarifications for assigned scopes
- Capturing undetailed scope in cost format and careful qualification
- Building Comments in cost format and careful qualification
- Analyze subcontractor/trade bid scopes and create bid recaps
- Collaborate with Operations to ensure a seamless transition from precon to operations
- Bid-closing
- Project handover to Operations
- Participate, if necessary, in IFC scope questions post GMP, to help ease transition
- Participate a postmortem reviews to ensure a full capture of lessons learned and current cost data
- Maintain historical cost database
- Perform post mortem exercises for your trade to be processed in our (To be names File) in order to keep MPC on the forefront of the market conditions
- Implement modifications to estimating cost data from ongoing job reporting and post-job reviews
Requirements:
- Minimum 3 years experience in Estimating Multi-family housing projects.
- Proficiency in MS Office Suite of Products
- Ability to drive work and outcomes
- $97,500.00-$115,000.00 Annually
