The Vice President of Real Estate Investments will drive the long-term vision for portfolio growth, aligning investment strategy with company goals. This includes identifying market trends, analyzing risks, and ensuring the company's competitive position. He or She is charged with leading the growth of the company through acquisitions, developments and expanding capital markets relationships.
Required Experience:
10+ years experience in investment operations. (Multi Family
strongly preferred,
but not required.)
Role & Responsibilities As the Vice President, Real Estate Investments your responsibilities will include:
Oversee the Company’s real estate acquisitions
Maintain a strong relationship with commercial sales brokers
Set the acquisition strategy including property type, location, vintage, and desired returns.
Data Driven focus on sourcing off-market acquisitions
Underwriting of acquisition and make recommendation to investment committee on purchasing terms.
Perform comprehensive market and feasibility analyses to determine location of investment.
Oversee closing of the acquisition
Negotiate terms with seller and work with legal counsel on drafting agreement of sale.
Draft property assessment management plan.
Manage the capital stack including management of the debt placement and equity raise/investor management.
Manage the due diligence of the acquisition (full cycle including financial, physical asset, property management, etc)
Source Development Opportunities
Source on and off market land acquisition opportunities and negotiate acquisition terms structured to benefit entitlement timelines
Work with the Director of Development, to manage new construction development including feasibility, underwriting, land acquisition, and deal structuring
Oversee Company property dispositions
Continued surveillance of existing portfolio to evaluate and recommend disposition opportunities
Manage the Company’s debt strategy including:
Debt maturity and interest rate exposure.
Analyze property debt maturity and recommend re-finance.
Work with banks, lenders, and mortgage brokers on re-finance options and make recommendation.
Manage the entire re-finance process.
Maintain a strong relationship with lenders.
Manage and expand the Company’s equity portfolio
Leverage existing equity partners to expand relationship for future opportunities
Source new equity partners to expand and diversify equity portfolio
Develop programmatic equity relationship
Coordinate external legal counsel teams throughout acquisitions and refinancing endeavors.
Maintain ongoing oversight and engagement with outside counsel regarding transactional matters.
Oversee the administration of title, survey, zoning, and related components.
Knowledge & Skills:
Work independently with minimal supervision.
Ability to thrive in an environment that is highly entrepreneurial, both strategic and creative, and which requires rapid learning, multitasking, and prioritizing.
Proactive thinking with detail-oriented and creative problem-solving approach, with the ability to step back and understand the “big” picture.
Must possess an entrepreneurial and customer-service driven approach to asset management.
Strong analytical skills and quantitative skills and highly skilled in financial analysis.
Understanding of accounting procedures and financial reports with ability to analyze variances.
Proficiency with Microsoft Office suite, with excellent proficiency in Excel.
Able to read, analyze, and interpret complex business documents including leases, financial reports, and contracts.
Demonstrated ability to identify errors, problems, and opportunities.
Demonstrated problem solving, decision making, and continuous process improvement skills.
Able to work proactively, independently and as a strategic partner in a team environment.
Ability to effectively communicate and work with various departments within the company.
Effective presentation and communication skills, both verbal and written.
Highly organized, detail-oriented, motivated, and able to multi-task effectively in a deadline-driven environment while maintaining strict attention to detail.
