Position Title: Commercial Property Real Estate Manager
FLSA Status: Exempt, Full-Time
The right candidate is a self-starter with varied
commercial
property management experience and will enhance this position. Summary : Oversee the day-to-day operations of the assigned portfolio. Real Estate Managers interact with tenants and contractors and may liaise with property owners. Key responsibilities include customer relations, property operations, construction, lease and contract administration, and financial management. Essential Duties and Responsibilities
OPERATIONS:
Manage day-to-day operations, vendors, and maintenance of assigned properties. Enforce leases and ensure tenants’ service requests are responded to quickly and efficiently. Oversee contracted vendors and property staff to ensure compliance with contract terms. Conduct property inspections as required and ensure spaces are tour-ready. Understand the terms of management contracts and job costs under supervision. Coordinate with leasing brokers regarding upcoming vacancies. Work with Project Manager on property and tenant construction projects. Develop written communications to tenants for lease compliance and rent collection. Ensure Property Assistant enforces lease terms. Respond to maintenance requests and prepare work orders. Coordinate tenant moves including scheduling and access. Respond to after-hours calls and emergencies. Make recommendations to the Senior Portfolio Manager regarding property issues. FINANCIALS:
Prepare annual operating and capital budgets. Review and approve tenant operating expense estimates and reconciliations. Review budgeted expenses and ensure project completion on time and within budget. Review tenant sales reports as required. Complete monthly/quarterly financial reports for Senior Portfolio Manager approval. Review coding on invoices for each property. Ensure timely collection of rent and miscellaneous charges. Submit capital costs for reimbursement from Lender impounds. OTHER:
Exhibit professionalism when interfacing with tenants, clients, and service providers. Complete all deliverables for Senior Portfolio Manager’s review. Supervise one or more employees. Assist with mentoring Property Assistant/Assistant Property Manager. Other duties as assigned. REQUIRED:
Ability to analyze work accurately and effectively. Responsibility for own actions. Completion of professional development training as required. Education/Experience:
Minimum of five (5) years of commercial real estate management experience. California Real Estate License (salesperson or Broker) in good standing. College degree. Project Management experience a plus. RPA and/or CPM designation or coursework and candidacy. Excellent interpersonal skills and ability to supervise employees. Problem-solving mindset and troubleshooting ability. Excellent customer service and communication skills. Computer Skills:
Proficiency in Word, Excel, Internet software, and Outlook. Experience with Yardi is a plus.
