JOB DESCRIPTION Optimus Property Management, LLC ( www.optimuspropertiesllc.com ), a Real Estate Investment and Property Management company located in Century City, CA, is seeking a full-time On-site Property Manager to join our growing team. The position is located in sunny West Hollywood and comes with a beautiful 2bd/2ba and in-unit washer/dryer. The Property Manager would live on-site and manage a portfolio of units in the general area. The ideal candidate will have strong organizational, communication, and problem-solving skills. Daily duties will range from showing units to prospective tenants, addressing tenant inquiries, and coordinating repairs with our maintenance team. The Property Manager should possess a strong ability to multi-task, be resourceful, and possess a can-do attitude. Compensation includes hourly wages, bonuses, reduced rent, ongoing training, and the opportunity to grow within the company. Please submit your resume if you meet all the qualifications listed below. JOB RESPONSIBILITIES Management Responsibilities: Manage and maintain the residential properties to an acceptable standard. Create and submit monthly reports to the supervisor (Leasing, Delinquency, etc.) Maintain professionalism with vendors and colleagues. Ensure communication follows the Company’s policies and the tenant’s lease agreement. Ensure prompt responses by answering all calls, texts, and emails in a reasonable time frame and addressing emergencies promptly. Draft and serve notices, enforce community rules, update profiles in Yardi, and save documents on the server. Coordinate move-outs, work orders, and building repairs with the maintenance department. Building oversight includes walking all properties once a week, completing safety inspections, ensuring buildings comply with local laws and company standards. Independently resolve disputes in a professional manner. Contact for past due balances and coordinate a repayment schedule. Leasing Responsibilities: Always maintain a minimum of 96% occupancy; weekend availability may be needed. Advertise vacant units on approved marketing platforms such as Zillow, Trulia, Apts.com, Facebook, etc. Conduct regular market research and stay up to date on market trends. Communicate with all prospective tenants via email, marketing platforms, calls, and texts. Ensure all vacant units are always in move-in ready condition. Walk all vacant units. Show vacant units via our self-guided tour options and in-person tours to prospective tenants. Lease vacant unit(s) within 30 days. Complete applications within 72 hours of them being received. Other duties as assigned. QUALIFICATIONS: 2+ Years of Property Management Experience (Required) Proficient in Microsoft Suite and Yardi (Required) High School Diploma or Equivalent; College Degree preferred Bilingual, Proficient in Spanish (Required for the Koreatown portfolio) Reliable transportation (Required) Proven track record of meeting company goals and expectations. Must be authorized to work in the United States. COMPENSATION: This position is hourly, non-exempt. Salary Range: $24.00 to $26.00 per hour. Reduced Rent on a renovated apartment (Discount of $1,800-$2,000 monthly). Leasing Bonuses (approx. $5,000 - $8,000 per year). Medical, Dental, and Vision Insurance.
