Responsibilities include developing and implementing the strategic direction and day-to-day leadership for local and regional market; managing short and long term revenue growth and profitability of assigned regional and local market; integrating a variety of services and growing market/client share; guiding direct reports in client service orientation and consultative sales as well the effective, efficient and ethical operation of their respective teams and/or accounts; building a cohesive, diverse team dedicated to ongoing improvement of the company’s service delivery platform and enhancing effective and rewarding client relationships. ESSENTIAL DUTIES & RESPONSIBILITIES

Business Operations

Ensures the integration of all functions; i.e. sales, marketing, finance, operations, project management, MIS, legal, human resources, etc. Builds strong business operations and sets specific, measurable, challenging yet achievable goals and objectives. Evaluates industry and business trends in local market area for potential impact on operations and responds with necessary business changes as indicated. Formulates, negotiates and executes contracts with the client and vendors. Business Development

Responsible for driving sales and strategic targeting of key markets/prospects for business growth opportunities. Analyzes financial performance indicators and local market area activity. Targets key markets/prospects for business growth opportunities. Generates powerful proposals and makes convincing presentations to achieve new business. Collaborates with President, EMD, SMDs and MDs to develop a concise plan to accomplish the retention and acquisition of clients/markets, focusing on our value-add as “expert advisors” rather than “tactical or transaction specialists”. Consistently meets business growth objectives. Employs horizontal banding and integration strategy within the line of business and between all lines of business to maximize performance of the company’s platform. Develops and maintains strong positive relationships with existing clients to ensure high satisfaction level. Maintains strong and collaborative relationships in the local community and supports community relations initiatives to promote CBRE community involvement. Human Capital & Recruitment

Provides for the effective recruitment, selection, performance management, development and retention of high caliber management staff to carry out the organization’s mission. Guides staff in strengthening their competencies. Implements a career development and succession plan, along with an effective retention program for key personnel, while creating a more diverse organization. Prepares short and long-range strategic plans, priorities, objectives and the annual budget for a regional portfolio. Responsible for meeting the financial goals and expense management for assigned area (region or local market area). Effectively understands and oversees financial accounting and reporting, identifying mid-year trends and reforecasting as indicated. Leadership

Builds strong business operations and sets specific, measurable, challenging yet achievable short and long-range strategic plans, priorities, goals and objectives to consistently meet or exceed business growth objectives. Serves as a change agent for business improvements, new initiatives and processes. Conducts business debriefs and implements any needed changes creating buy-in for ensuring World Class service in all future endeavors. QUALIFICATIONS

Minimum of ten (10) years comprehensive experience in commercial real estate or a related field, or equivalent combination of education and experience, sufficient to perform the essential functions of the job. Must have strong background and expertise in managing a diverse workforce and overseeing sales, operations and expense management. Must have exceptional client service skills and the ability to act in an “advisory role” for internal and external clients. Must have strong understanding of industry and demonstrate knowledge/capabilities in the areas of financial analysis, business administration, legal, human resources, ethical practices, marketing, business development and sales. Must be able to think strategically and to analyze business and financial data. Must be able to utilize an entrepreneurial approach and develop innovative solutions. Education

Bachelor’s degree required. Master’s degree preferred. Certificates and/or Licenses

Real estate sales, brokerage license required. Appropriate designations and participation in professional and industry organizations desired. Communication Skills

Ability to comprehend, analyze and interpret complex documents. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management and clients. Be able to deliver clear and concise verbal and written communications. Financial Knowledge

Must possess advanced financial skills and knowledge to review complex financial reports prepared and make recommendations to executives that impact the line of business. Reasoning Ability

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills. Can draw upon the analysis of others and make recommendations that directly impact the division, line of business, company. Other Skills and/or Abilities

Strong entrepreneurial and creative spirit desired. Some knowledge and understanding of all facets of property and asset management, leasing, brokerage, marketing, and financial reporting. Flexible and adept at handling multiple priorities and initiatives. Displays excellent organizational skills. Above-average computer skills in Word, Excel, and Internet.
