The Position on our Team:

The Senior Retail Construction Project Manager is responsible for overseeing the review and approval of tenant store designs and plans. The Senior Retail Construction Project Manager coordinates all tenant improvement construction projects at operating shopping centers, collaborating with other disciplines, to open businesses on time with the fewest difficulties.

This is a regular, full-time position with a hybrid schedule of three days in-office and two days remote per week.

In This Role, You Will:

  • Prepare budgets for lease driven and assigned Development projects for property and Accounting purposes.
  • Manage anchor and big box projects from budget inception to project close out.
  • Mentor junior team members and assist and/or manage projects as needed.
  • Act as project manager for lease driven and assigned Development projects.
  • Ensure accuracy and timely completion of data input in CRM and ensure compliance with Real Estate Services standards and procedures and Tenant Coordination processes.
  • Foster and maintain clear and consistent communication with tenant project teams.
  • Act as a Tenant Coordination departmental mentor and leader.
  • Enforce Tenant Coordination processes, procedures and standards for management, quality and efficiency in tenants design, construction and life safety.
  • Coordinate tenant design, and construction activities which are accompanied by a lease. Includes big box, restaurant or stand alone projects.
  • Review tenant lease construction exhibits.
  • Work with Leasing to provide support and develop the relationships necessary to handle tenant needs as it relates to planning, budget, design, and construction.
  • Work with other AVP’s and Sr. Managers in other company departments to accomplish development projects.
  • Understand, enforce and update the company technical specifications.
  • Establish the conceptual budget for tenants where landlord work is involved.
  • Monitor, maintain and enforce approved tenant criteria.
  • Collaborate with Risk Management on all issues pertaining to insurance and bonds for all tenant construction projects.
  • Oversee that the base building has sufficient characteristics and capacities. Coordinate any changes to the base building design with Construction.
  • Maintain an ongoing and comprehensive project tenant schedule.
  • Manage the consultants for tenant construction projects.
  • Direct and manage the tenant plan check and permit process.
  • Issue Requests for Proposals (RFP’s) to qualified general contractors for each tenant construction project.
  • Engage General Contractor and other prime contractors/vendors for tenant construction projects including all contract creation and negotiation.
  • Manage all tenant contractors on the project.
  • Coordinate all tenant preconstruction meetings and construction meetings.
  • Coordinate all tenant tie-ins to landlord system.
  • Manage the project general contractor through the completion of construction and closeout.
  • Conduct all lender and auditor inspections of tenant construction projects. Coordinate requirements with Finance.
  • Coordinate tenant schedules and design with Development, Design and Construction where necessary to ensure smooth flow of timely delivery and completion of tenant spaces.
  • Oversee and conduct tenant construction owner, architect, contractor (OAC) meetings.
  • Attend internal development and design meetings. Provide feedback on design direction for constructability, durability and budgeting perspective.
  • Collaborate with Development, Design and Construction on turnkey deals for major tenants whose construction and design requires significant modification to the shopping center’s M.P.E.F. or structural elements.
  • Work hand-in-hand with the mall personnel to review all tenant drawings and coordinate the tenant construction process.
  • Keep master copies of documents that are sent to tenants, contractors, architects, etc. such as the tenant criteria handbook and contractor’s rules and regulations.
  • Work closely with Property Management, Operations and Leasing to coordinate the tenant construction process and facilitate timely construction projects.
  • Responsible for daily upkeep of project status updates in O2C.
  • Mentor the Manager, TC and TC on construction execution practices.
  • All other duties as assigned.

What You Bring to Macerich:

  • Bachelor’s degree in design, Architecture, Construction Management, or related field.
  • Proven experience within the organization and the Tenant Coordination department as well as understanding of and effective implementations of TC Processes.
  • Minimum 5 years’ experience working as a Tenant Coordinator in the retail shopping center industry, or an equivalent experience in the design or construction industry.
  • Ability to read and comprehend construction documents.
  • Architectural background and a sense of style and design is preferred.
  • Construction background is required.
  • Must be willing to travel between local properties and some out of state.
  • Experience working on AutoCAD is preferred.
