On behalf of our client, we are searching for an experienced and results-oriented

Senior Property Manager/ Director of Asset Services who oversees a portfolio of 2-5 office buildings in the Dallas area. For this role, you will ideally be bringing these properties and relationships with you, and you will be paid a bonus to do so.

Compensation: This position offers a competitive base salary of $150,000-$200,000, along with a performance-based bonus structure for each new client added to the portfolio, ideal for driven property management experts looking to grow. Key Responsibilities Portfolio Oversight : Manage and oversee a portfolio of 2-5 office buildings, ensuring high standards of property operations, tenant satisfaction, and financial performance. Primary Point of Contact : Serve as the main contact for tenants, addressing inquiries, resolving issues, and fostering positive relationships to ensure a premier tenant experience. Tenant Relations & Lease Management : Actively manage tenant relations, oversee lease administration, and ensure compliance with lease terms. Handle tenant renewals and lease negotiations as needed. Financial Management : Prepare and manage property budgets, monitor monthly financial performance, and work to meet or exceed NOI goals for each property. Ensure timely rent collection and manage expenses to optimize financial performance. Property Maintenance & Operations : Coordinate property maintenance and repairs, work with vendors, and conduct regular property inspections to maintain high-quality building standards and tenant satisfaction. Vendor and Contract Management : Negotiate and manage vendor contracts, including cleaning, security, and landscaping services, ensuring cost-effective and high-quality service delivery. Strategic Planning & Reporting : Collaborate with company leadership on property strategies, report on financial and operational performance, and contribute to long-term asset plans. Client Acquisition : Opportunity to expand the portfolio and earn additional bonuses by bringing new clients and properties to the Reserve Capital Partners portfolio. Qualifications Experience : Minimum of 7-10 years in property management, specifically with office buildings and leasing. Portfolio Management : Proven experience overseeing a portfolio of office buildings, managing tenant relations, and achieving financial performance targets. Client Focused : Strong tenant relations experience with a proactive approach to tenant satisfaction. Financial Acumen : Demonstrated ability to manage budgets, optimize expenses, and achieve NOI goals. Leadership Skills : Skilled in leading property operations, managing vendor relationships, and working cross-functionally. Communication : Excellent written and verbal communication skills, with a client-centered approach and strong professionalism. Tech Savvy : Proficiency in property management software and accounting systems is a plus. Compensation & Benefits Base Salary : $150,000-$200,000, commensurate with experience.
