Position Summary:

The Preconstruction Manager plays a pivotal role in delivering successful projects by managing all phases of preconstruction, from initial concept through design, estimating, and subcontractor bidding. While the primary focus will be on industrial asset projects, this role also encompasses work with office buildings and other asset types. The ideal candidate will combine expertise in conceptual budgeting, design management, and preconstruction processes with exceptional collaboration skills to ensure every project aligns with Hillwood Construction Services' high standards for quality and client satisfaction.

This is an in-office role, and the position can be based at our Corporate Headquarters in Uptown Dallas or in our North Fort Worth office.

Responsibilities:

  • Act as the primary liaison with clients and prospective tenants during the concept phase to identify project goals and requirements.
  • Work with the Director of Preconstruction, Operations Manager, or Vice President to develop competitive strategies for securing projects.
  • Prepare and manage detailed project estimates for projects of all sizes, complexity and a variety of asset classes.
  • Analyze and compare estimates to historical data, addressing and explaining significant variances.
  • Update budgets regularly to ensure alignment with project scope, schedule, and financial expectations.
  • Produce, collect, and distribute preconstruction RFIs to ensure alignment among stakeholders.
  • Review project documents for accuracy, compliance with budget, constructability and adherence to HCS’ standards and client requirements.
  • Perform accurate and comprehensive quantity takeoffs to inform project estimates and bids.
  • Conduct value engineering exercises to optimize designs and reduce costs while maintaining project quality and functionality.
  • Develop project- and client- specific bid instructions using HCS’ standardized bid forms to maximize client value.
  • Lead efforts to solicit bids exclusively from a select group of trusted, pre-approved subcontractors, suppliers, and trade partners to ensure consistency and quality.
  • Organize and lead pre-bid and bid meetings to align all project stakeholders, both internal and external.
  • Create project estimates, evaluate bids, clarify project scopes, and make recommendations for award.
  • Qualify subcontractors and suppliers to ensure adherence to project standards.
  • Provide regular updates to clients and internal teams on project progress, budget status, and design adjustments during preconstruction phases.)
  • Utilize preconstruction software (ProEst, Building Connected, TradeTapp, Bluebeam) and tools to streamline estimating, bidding and design review process.
  • Conduct post-bid meetings to finalize scopes and agreements with subcontractors
  • Facilitate seamless handoffs to operations teams to ensure successful project execution.

  • Proven ability to lead cross-functional teams and collaborate with diverse stakeholders.
  • Strong interpersonal skills with a proven ability to develop and maintain relationships with executive-level clients and internal stakeholders.
  • Proficiency in construction management software, estimating tools, and Microsoft Office Suite.
  • Ability to navigate and work on construction sites, including climbing stairs and traversing uneven terrain.
  • Ability to sit or stand for prolonged periods at project sites, with occasional lifting of materials or equipment.
Education and Experience:
  • Bachelor’s degree in construction management, Architecture, Engineering, or a related field.
  • A minimum of 10 years of experience in preconstruction, construction management, or general contracting.
  • Comprehensive knowledge of construction processes, project management methodologies and commercial real estate/ real estate development.
  • Familiarity with permitting, building codes, and regulatory compliance requirements.
